What is the minimum property value for a reverse mortgage?

HUD does not publish a minimum property value for a Home Equity Conversion Mortgage. Jay Zayer, CRMP, is a reverse mortgage specialist at reversemortgage.coach. 24 CFR Part 206 sets age, occupancy, title, and property standards. It does not print a floor price. A small house can be eligible. It can also be a poor fit after initial MIP, origination, and third-party costs eat the principal limit.

A common scenario: Corin, 63, occupies a paid-off house in Show Low, Arizona, worth a modest two-hundred-thousand-dollar neighborhood number, and a seminar speaker said “you need $300,000 or HUD will say no.” That speaker invented a floor. HUD did not. The live question is leftover cash after Mortgagee Letter 2017-12’s 2.00% initial MIP of claim amount, origination capped at $6,000 under 24 CFR 206.31, and title, appraisal, and recording costs.

A HECM remains FHA-insured. A small house is not a government mini-grant.

Is there a HUD minimum property value for HECM eligibility?

No. Eligibility is 24 CFR 206.33 age, 24 CFR 206.39 occupancy, 24 CFR 206.35 title, and 24 CFR 206.45 property type. Value feeds claim amount, which is the lesser of appraised value and the 2026 national cap of $1,249,125 in Mortgagee Letter 2025-22. There is no published “below this dollar, deny.” There is arithmetic.

This page is the missing floor. Maximum property value is the cap. Principal limit is how the factor becomes leftover cash. Stay here when someone sold you a made-up minimum.

On a modest house leftover proceeds still sit in HUD’s mid-30s to low-50s band once age and expected rate are known. I will not quote a live cell. Run Corin’s age and value. Do not interpolate HUD rows.

Why do small-value files still fail even when they are “eligible”?

Because costs are lumpy. Initial MIP is 2.00% of maximum claim amount for every HECM under Mortgagee Letter 2017-12. On a $200,000 home that is also the claim amount, that MIP is $4,000. On the 2026 cap it is much larger. Origination is still capped at $6,000. Third-party costs still exist. A remaining forward mortgage still has to be paid as a mandatory obligation. First-year draws still follow 24 CFR 206.25. A small pie plus those slices can leave a decorative line.

Annual MIP is 0.50% of outstanding balance. That does not change because the house is small. An adjustable note still accrues at 1-month CMT plus lender margin. Expected rate still rounds to 0.125% under 24 CFR 206.3.

If residual income requires a LESA, that set-aside is still origination-only and can consume the rest of a small principal limit. A fully funded LESA on a modest house is how families pay 2.00% MIP for a token line. I will say to skip that.

Counseling still costs $125–$175. The HUD certificate lasts 180 days. Arizona Show Low has no California Civil Code 1923.2(k) seven-day pause. Do not spend 180 days on a worksheet that already shows leftover cash near zero.

How should I use the calculator instead of a seminar minimum?

Enter the real value, the real age of the youngest borrower, and the real liens. Look at leftover cash after costs, not at a speaker’s round number. A 75-year-old on the same modest house will see a different factor than Corin at 63. HUD does not interpolate. I will not either.

Proprietary programs Jay originates — HomeSafe, Longbridge Platinum, Finance of America, and Mutual of Omaha Secure Equity — can start at 55 in California and can underwrite above the HECM cap. They are not FHA-insured. They are not a workaround for a tiny leftover HECM line unless the overlay actually fits. I will not invent their minimum values.

A second geography: a 70-year-old in Barstow whose California house is modest and paid off. Same HUD “no minimum” rule as Show Low. California’s seven-day post-counseling pause still applies there. Arithmetic does not.

Jay still quotes about 30 days on a complete refinance when leftover cash is actually worth the MIP, not when the worksheet is a token.

Heirs who later keep a small-value HECM house repay the outstanding loan balance under 24 CFR 206.125(a)(2)(i). A modest appraisal does not rewrite that subsection into a 95% family discount.

Who should not originate just to “get into the program” on a tiny leftover line?

This path does not help a household whose leftover principal limit after costs is decorative. I will turn that file toward selling, keeping the house as-is, or doing nothing. Occupancy is still 24 CFR 206.39. Eligibility without useful proceeds is not a reason to charge MIP.

Does a small condo in an FHA-approved project still need leftover cash after MIP?

Yes. Project approval does not create a HUD minimum-value floor, and it does not waive Mortgagee Letter 2017-12’s 2.00% initial MIP of claim amount. Corin’s Show Low house and a modest approved condo share the same arithmetic: lumpy costs on a small claim amount can leave a decorative line. Barstow modest California files add Civil Code 1923.2(k)‘s seven-day pause. They do not add a published dollar floor.

Does HUD set a minimum appraised value that a house must hit before a HECM can close?

No. 24 CFR Part 206 does not print a minimum property value as a HECM eligibility floor. Reverse mortgage minimum property value questions are really cost-versus-proceeds arithmetic. A small house can be eligible and still be a poor fit after 2.00% initial MIP of claim amount.

If my house is worth $200,000, is a HECM automatically too small to bother?
