What is the reverse mortgage for a condominium application process?

What papers start a condo HECM application that a house file never asks for?

HOA budget, insurance certificates for the master policy, questionnaire answers, litigation disclosure, occupancy mix, and whether the project is already on an FHA-approved list. Mortgagee Letter 2017-12 still charges 2.00% initial MIP of claim amount if the HECM endorses. Annual MIP is 0.50% of outstanding balance. 2026 files still use the $1,249,125 cap in Mortgagee Letter 2025-22. Origination is still capped at $6,000 under 24 CFR 206.31. A pretty lobby does not discount MIP.

Where does a condo application stall after the unit looks fine?

How does the financial assessment treat HOA dues inside a condo file?

Blair’s residual income has to carry HOA dues the way a house file carries taxes and insurance. 24 CFR 206.205 still treats those charges as property charges. Master policy and flood endorsement, if the project needs them, sit next to occupancy. A two-weekend-a-month unit is still not 24 CFR 206.39. If leftover cash after dues, MIP, and costs is a token, skip the condo HECM. Project approval is necessary. It is not sufficient. Residual income and occupancy still have to be true in Chandler, and they still have to be true if Blair later looks at a California unit with Civil Code 1923.2(k) in front of the application.

Who should not apply on a unit they visit two weekends a month?

This path does not help a household that wanted a lockbox condo as a HECM. Occupancy is still 24 CFR 206.39. I work with multiple lenders. I will originate when the project is acceptable and occupancy is true. I will turn away a snowbird unit whose only thesis is a pretty lobby.
