Can I get a reverse mortgage on a home in a planned unit development?

A planned unit development can qualify for a reverse mortgage when the dwelling is eligible and the HOA will not block first-lien title. Jay Zayer, CRMP, is a reverse mortgage specialist at reversemortgage.coach. A Home Equity Conversion Mortgage on a PUD is not the same file as a condo that needs FHA project approval. It is also not a shortcut around occupancy, age, or unpaid assessments.

Walk through this example: Tova, 68, occupies a PUD lot in Irvine with a detached house, an HOA, and common-area landscaping. That can be a HECM if title is clean, the HOA estoppel is clean, and she is 62 and occupying. It is not a condo project-approval file. The sibling condo page is that list. Stay here for the PUD.

A HECM is FHA-insured. It is not a government benefit and it is not an HOA membership program.

Is a PUD automatically HECM-eligible the way a detached house is?

Closer, not automatic. 24 CFR 206.45 still requires eligible real estate. 24 CFR 206.47 still requires property standards. Age is still 62 under 24 CFR 206.33. Occupancy is still 24 CFR 206.39. Counseling is still 24 CFR 206.41. The HOA covenants are extra paper, not a HUD waiver.

A PUD that is actually a condo stacked unit is a condo. Names on marketing flyers lie. Pull the legal description. If it is a unit needing FHA project approval, stop using this page.

Model leftover cash after HOA dues hit residual income. PUD HECM capacity still lands in the mid-30s to low-50s percent of appraised value, depending on age and expected rate. A PUD label does not raise the factor.

A PUD HECM still pays initial MIP of 2.00% of maximum claim amount under Mortgagee Letter 2017-12. The 2026 cap is $1,249,125 (Mortgagee Letter 2025-22). Origination is still capped at $6,000 under 24 CFR 206.31. Annual MIP still accrues at 0.50% of outstanding balance. An adjustable HECM still uses 1-month CMT plus lender margin.

How does FHA treat a PUD differently from a condo project-approval file?

A condo lives or dies on the project list. A PUD lives or dies on whether the single-family dwelling and the association documents are acceptable. Recreational facilities, rental caps, and pending special assessments still matter. They matter as HOA and title facts, not as a missing HRAP number.

See condo association FHA approval if the legal description is a condo. See 55-plus community if age-restricted covenants are the overlay. See HOA lien if arrears are already recorded.

A LESA, if residual income requires one, is still origination-only. It does not pay PUD dues. It holds taxes and insurance.

Counseling still costs $125–$175. The certificate lasts 180 days. California Civil Code 1923.2(k) still adds seven days after counseling. Do not spend that clock while the HOA has not issued an estoppel.

What HOA and common-area facts still have to clear?

Estoppel, pending litigation, special assessments, and whether the borrower (not the association) is responsible for the dwelling insurance. A master policy that excludes the unit walls is an underwriting hole. A recorded assessment lien is a payoff item.

A second geography: a 73-year-old in Gilbert, Arizona, in a PUD with desert common area. Arizona associations record too. HUD occupancy does not change. The HOA estoppel still has to be in the folder.

PUD files that are complete still average about 30 days to close. That is not a guarantee. A missing estoppel is how that average stretches.

Who should not confuse a PUD with an FHA-approved condo list?

Do not. If the underwriter asks for project approval, you are probably in a condo. If they ask for HOA docs and an estoppel on a detached lot, you are probably in a PUD. Guessing from the gate code wastes counseling.

This path does not help a household whose PUD dues already fail residual income, or whose association will not issue an estoppel. Paying 2.00% MIP of claim amount for that file is a poor trade. I will say to wait, to cure arrears, or to sell.

What can go wrong: counseling is completed on a “house,” title is a condo, and FHA project approval is missing. Or a special assessment appears after the appraisal. Or someone treats common-area insurance as flood insurance in an SFHA.

Heirs who later keep a PUD HECM house still repay the outstanding balance under 24 CFR 206.125(a)(2)(i). HOA dues after death are an estate and association problem on top of that payoff.

I will originate a PUD HECM when the dwelling and the HOA actually clear. I will turn away a gate-code slogan sold as project approval.

A PUD with a pending special assessment large enough to eat residual income is a financial-assessment file, not a project-approval file. Put the HOA budget, the reserve study if the association will share it, and the estoppel in week one. I work with multiple lenders. Their HOA overlays are not identical. Confirm the live overlay with the underwriter before anyone treats a gate code as FHA approval.

Is a PUD automatically treated like a detached house for HECM eligibility?

Often closer to a house than to a condo, but not automatically. Planned unit development reverse mortgage files still need an eligible dwelling, a readable HOA, and marketable title. FHA condo project approval is a different list.

Does a PUD HOA need the same FHA project approval a condo needs?

No. Condo HRAP or DELRAP is the condo path. A PUD has HOA documents and common-area questions without that condo list. Do not treat a PUD marketing brochure as an FHA-approved condo printout.

Can unpaid PUD assessments stop a first-lien HECM the way an HOA lien does?

Yes. A recorded association lien is still a title-curative item. HOA dues cannot ride in a LESA. Pay the estoppel demand at closing or do not originate.
