Can I get a reverse mortgage if I am self-employed?

A common scenario: Grant, 67, in Chico runs a two-person shop on Schedule C, occupies a paid-off house held in his own name, and wants the last conventional coupon gone. That is a returns-and-worksheet file. It is not a HUD ban on business owners. A one-year spike after a quiet decade is a different file. A house titled only in the shop’s LLC is a third file.

A HECM is FHA-insured. It is not a small-business loan and it is not a government benefit.

Can a self-employed homeowner qualify on Schedule C income?

Yes, when net profit and allowed add-backs still leave residual income after HUD-counted debts, a maintenance-and-utilities allowance, and property charges a LESA will not cover. Mortgagee Letters 2014-21 and 2014-22, plus the HECM Financial Assessment and Property Charge Guide, tell underwriters to start with stable self-employed streams. A Schedule C is a stream when the returns support it.

Age is still 62 under 24 CFR 206.33. Occupancy is still 24 CFR 206.39. Counseling is still 24 CFR 206.41. Being your own boss does not waive those tests.

I will not invent a HUD haircut percentage on net profit. Needs-Jay still has a related open item on investment-income haircuts. Self-employed treatment is lender-and-Guide specific. Confirm add-backs with the underwriter. Do not quote a kitchen-table factor as a site constant.

Model leftover cash after the first-mortgage coupon would disappear. A self-employed HECM still sizes capacity in the mid-30s to low-50s percent of appraised value, depending on age and expected rate. I will not quote a live cell.

Self-employment does not change initial MIP of 2.00% of maximum claim amount under Mortgagee Letter 2017-12. The 2026 cap is $1,249,125 (Mortgagee Letter 2025-22). Origination is still capped at $6,000 under 24 CFR 206.31. Annual MIP still accrues at 0.50% of outstanding balance. An adjustable HECM still uses 1-month CMT plus lender margin.

Which tax-return years and add-backs does the financial assessment actually use?

Bring complete returns, not a profit-and-loss the bookkeeper printed last night. Two years is the usual ask. Year-to-date matters if the business is still operating. Depreciation and some non-cash items can be add-backs when the Guide lets the mortgagee treat them that way. A decline year cannot be wished away because this year “looks better.”

If you will shut the shop the month you close, say so. Residual income looks forward. A business you intend to close is not a continuing stream. Social Security, a pension, or required distributions then have to carry the table. See recently retired if the shop is already dark.

A LESA, if charge history or leftover budget requires one, is still origination-only. It does not replace two thin tax years. It holds future taxes and insurance.

Counseling still costs $125–$175. The certificate lasts 180 days. California Civil Code 1923.2(k) still adds seven days after counseling. Do not book the session while last year’s extension is still unfiled.

What if the business and the house sit in the same LLC?

Then title is the first problem, not net profit. A standard HECM wants natural-person mortgagors who occupy. See home owned by an LLC. Deed the occupied residence into a name 24 CFR 206.35 can insure before you treat Schedule C as the only issue. Mixing the shop, the trucks, and the bedroom in one entity is how occupancy stories fall apart.

A second geography: a 72-year-old in Kingman with a mobile repair business, personal-name title, and two consistent Schedule C years. Arizona uses the same HUD residual-income logic. The desert does not create a self-employed exemption.

Self-employed refinances with complete returns still average about 30 days to close. That is not a guarantee. Missing returns are how that average stretches.

Who should not manufacture a one-year spike to pass residual income?

Do not invoice yourself, park a large 1099, or sell equipment into the business the quarter before you apply so one year looks rich. Underwriters read two years. They read declines. They read whether the stream will continue after the HECM.

This path does not help a household whose only residual-income story is a shop they already intend to close, with no SSA or pension behind it. Paying 2.00% MIP of claim amount for that story is a poor trade. I will say to wait, to document other streams, or not to originate.

What can go wrong: counseling is completed, then the underwriter asks for a K-1 that was never issued. Or the house is in the LLC and nobody planned a deed-out. Or quarterly estimates are so large they eat the leftover-budget table after the first-mortgage coupon is gone.

Heirs who later keep a self-employed borrower’s HECM house still repay the outstanding balance under 24 CFR 206.125(a)(2)(i). A shop’s debts are a separate estate problem. They are not a 95% slogan.

Can Schedule C or K-1 income support HECM residual-income eligibility?
