You cannot get a Home Equity Conversion Mortgage on the timeshare interval itself. 24 CFR 206.45 wants a dwelling. A deeded week is not that dwelling.
Take a Tempe homeowner named Renzo, 65, who owns an occupied house and a two-week interval in Mexico. The HECM conversation is the Tempe house. The interval is a budget line. Mixing them is how families ask me to lien a week HUD cannot insure.
A HECM remains FHA-insured. A timeshare is not a government vacation product.
Can the timeshare interval be the HECM collateral?
No. Occupancy under 24 CFR 206.39 is a principal residence. A week you visit is not that. Title under 24 CFR 206.35 has to support a first-lien dwelling mortgage. Interval title is a different estate. I will not originate it.
This page is timeshare plus house. Second home is a full dwelling you do not occupy as primary. Vacant home is an empty house. Stay here when the extra property is an interval.
Leftover cash on the occupied house still models in the mid-30s to low-50s of value after age and expected rate. I will not quote a live cell. Run the Tempe worksheet, not the interval’s “points” balance.
Do timeshare dues change HECM underwriting?
They can change residual income. Mortgagee Letters 2014-21 and 2014-22 still test whether leftover income can carry property charges on the HECM house plus other debts. Interval dues are other debts. A LESA, if required, is origination-only and holds estimated taxes and hazard on the HECM house. It does not pay the timeshare.
Mortgagee Letter 2017-12 still charges 2.00% initial MIP of claim amount on the occupied house. Annual MIP is 0.50% of outstanding balance. 2026 files still use the $1,249,125 cap in Mortgagee Letter 2025-22. Origination is still capped at $6,000 under 24 CFR 206.31. An interval does not discount MIP. High interval debt can fail the worksheet.
Counseling still costs $125–$175. The HUD certificate lasts 180 days. Arizona Tempe has no California Civil Code 1923.2(k) seven-day pause. Do not spend the 180 days arguing that the interval is “almost a house.”
What if the timeshare is in the same building as a unit I occupy full time?
Then we have to see which estate is on title. A deeded condo you occupy is a condo-project file. See condo. A floating week in that tower is still an interval. The recorded deed, not the resort brochure, decides.
A second geography: a 78-year-old in Palm Springs whose California house is the HECM and whose interval is in Nevada. Same HUD dwelling test. Two states do not merge the estates.
An adjustable HECM on the occupied house still accrues at 1-month CMT plus lender margin. Expected rate still rounds to 0.125% under 24 CFR 206.3.
Jay still quotes about 30 days on a complete house refinance, which an interval closing is not.
Who should not originate hoping HUD will lien the week?
This path does not help a household whose only real estate is the timeshare. I will turn that away. It does not help a household that will not occupy the house because they “live at the resort.”
Heirs who later keep Renzo’s Tempe house repay the outstanding loan balance under 24 CFR 206.125(a)(2)(i). The interval is a separate asset. It does not rewrite that subsection.
I work with multiple lenders. I will originate the occupied house. I will not originate the week.
Can timeshare debt be paid from leftover HECM cash at closing?
Leftover funds after mandatory obligations may pay lawful personal debts, including interval dues, subject to 24 CFR 206.25 first-year caps. Amounts vary by age, home value, and rates. I will not promise the resort gets paid in full. I will not originate the week itself. Renzo’s Tempe house is the collateral. The Mexico interval is a budget line.
