Can I get a reverse mortgage on a zero-lot-line home?

Yes, a zero-lot-line home can support a Home Equity Conversion Mortgage when it is a legal one-to-four family dwelling with insurable access. Here’s a case that shows this: Cleo, 74, occupies a paid-off Irvine zero-lot-line house with a party wall on the north side. 24 CFR 206.45 still wants an eligible dwelling. The preliminary title report will list the party-wall covenant and any maintenance easement. That exception is often insurable. It is not, by itself, a 24 CFR Part 206 bar.

A HECM remains FHA-insured. A party wall does not turn it into a government lot-line grant.

Does building on the property line make a HECM ineligible?

No. Zero-lot-line construction is a local planning fact. HUD reads whether the property is eligible real estate under 24 CFR 206.45, whether mortgagors hold title under 24 CFR 206.35, and whether you occupy under 24 CFR 206.39. A legal lot with a house you occupy can pass those tests. An illegal lot split cannot.

When does a party wall or missing access actually stop the file?

When title cannot insure a first lien, when legal access fails, or when the recorded regime is a condominium without FHA approval. A party-wall agreement that requires neighbor consent to mortgage is a stop until that consent or a rewrite exists. A shared roof with no maintenance agreement can become an appraisal or insurance problem.

A second geography: a 69-year-old in Tempe whose patio home sits on the line and whose CC&Rs read like a condo. Arizona title and California title both follow the recorded map. HUD’s first-lien rule does not care which city’s planner coined “zero lot line.”

Mortgagee Letter 2017-12 still prices initial MIP at 2.00% of claim amount on a zero-lot-line HECM. Annual MIP is 0.50% of outstanding balance. 2026 files still face the $1,249,125 cap in Mortgagee Letter 2025-22. Origination is still capped at $6,000 under 24 CFR 206.31. A party wall does not change those figures.

If residual income requires a LESA, that set-aside is still origination-only. It does not pay a party-wall repair the CC&Rs assign to you.

Counseling still costs $125–$175. The HUD certificate lasts 180 days. California Civil Code 1923.2(k) still adds seven days after counseling on Cleo’s Irvine file. Read the prelim before that clock starts.

How should the appraiser treat a house with no side yard?

The FHA roster appraiser looks for a marketable, habitable dwelling and required repairs under 24 CFR 206.47. Zero side yard can limit comps. Unusual design is an appraisal problem, not an automatic eligibility deny. See custom-built home when the live issue is comps, not the lot line.

Who should not treat a party wall as a HUD deny without reading the exception?

This path does not help a household that wants me to reject the Irvine house because the wall touches the neighbor. Read Schedule B first. It also does not help a stacked condo marketed as “zero lot line living” that still needs FHA project approval. See condo.

Heirs who later keep a zero-lot-line HECM house repay the outstanding loan balance under 24 CFR 206.125(a)(2)(i). A party wall does not rewrite that subsection.

I work with multiple lenders. I will originate when the lot is a legal dwelling with insurable access. I will turn away a line-built house whose recorded map makes it an unapproved condo.

Does a shared wall fund in the CC&Rs change first-lien HECM title?

A maintenance fund is a residual-income and association-charge fact more often than a title deny. 24 CFR 206.205 still leaves those charges on you. If unpaid wall dues have already become a recorded lien, title treats them like other association arrears. Pay or subordinate, or do not close. Cleo’s Irvine party-wall covenant is usually a Schedule B exception, not a HUD construction bar.
