Can I add a name to the title for a reverse mortgage?

You can add a name to title before a Home Equity Conversion Mortgage, and sometimes you should. Jay Zayer, CRMP, is a reverse mortgage specialist at reversemortgage.coach. Adding a spouse who occupies can complete 24 CFR 206.35. Adding an adult child to “protect the house” often creates the problem the family was trying to avoid. The addition is a vesting change. It is not a HECM feature.

Suppose a borrower named Frieda, 72, in Santa Cruz, wants to add her 48-year-old daughter to the deed the week of application so “the kids are protected.” The daughter cannot be a HECM borrower. 24 CFR 206.33 requires age 62. 24 CFR 206.39 requires occupancy. If the daughter stays on title, she must sign the mortgage as a non-borrowing owner under 24 CFR 206.35. If she refuses, the first lien does not record.

A HECM is FHA-insured. It is not a government benefit and it is not a substitute for an estate plan.

Should I add a spouse or child to title before a HECM application?

Add a spouse when they belong on the note or when they already have a community-property or homestead interest that title will not ignore. See community property. Add a child only after you understand they will either be a non-borrowing signer or a 62-and-occupying borrower. Do not add a child as a slogan.

This page is the deliberate addition. Name not on title is the person who is missing and wants to borrow. Joint ownership is a co-owner already there. Stay here when you are about to record a new name on purpose.

After the addition, leftover cash still models in the mid-30s to low-50s of value, and a younger new borrower can move the lookup. I will not quote a live cell. HUD uses the youngest borrower. Adding a 62-year-old spouse to the note can change the factor. Adding a 48-year-old child cannot put that child on the note. Run both versions before you record anything.

What changes if the person I add is under 62 or will not occupy?

They cannot be a borrower. They can remain a non-borrowing owner if they sign. If they are a spouse, Eligible Non-Borrowing Spouse rules in 24 CFR 206.55 may apply — that is a marriage stack, not a child stack. See non-borrowing spouse. A daughter is not a Non-Borrowing Spouse.

A gift of equity to the person you add can have tax results I will not decide. A CPA owns that. HUD does not underwrite Form 709 as a HECM condition.

Counseling still costs $125–$175. The HUD certificate lasts 180 days. A California add-a-name file still waits seven days after counseling under Civil Code 1923.2(k) before a complete application. Do not start that clock the same week you mail a quitclaim that title has not seen.

Adding a name does not reduce the 2.00% initial MIP of claim amount under Mortgagee Letter 2017-12. A title-addition HECM in 2026 still uses the $1,249,125 cap in Mortgagee Letter 2025-22. Origination is still capped at $6,000 under 24 CFR 206.31. Adding a name does not discount MIP. Adding a younger borrower to the note can change leftover cash.

If residual income requires a LESA, that set-aside is still origination-only. A new signer does not create a LESA.

Can adding a name the week of application create a gift or overlay wait?

Yes, as an overlay, not as a printed 24 CFR 206.36 ownership wait. 206.36 seasons liens. Lender overlays may still wait after a last-minute deed. Confirm that overlay with the underwriter. A second geography: a 69-year-old in Peoria, Arizona, adding a new spouse after a late-life marriage. Arizona community-property facts still feed title. HUD still wants the spouse’s age and occupancy on the table before anyone treats the addition as a favor.

An adjustable HECM after a title addition still accrues at 1-month CMT plus lender margin. Expected rate still rounds to 0.125% under 24 CFR 206.3.

Jay still quotes about 30 days after a thoughtful title addition is recorded, not after a panic quitclaim. That is not a guarantee. A last-minute child on title is how 30 days becomes a new certificate.

Who should not add an adult child to “protect the house” from the reverse mortgage?

This path does not help a household that wants the child on title so the HECM “can’t take the house.” The HECM attaches to the property. The child who signs the mortgage already agreed to that. The child who will not sign stops the loan. Either way, the slogan fails.

Heirs who later keep Frieda’s house repay the outstanding loan balance under 24 CFR 206.125(a)(2)(i). Adding a child now does not rewrite that subsection into a 95% family discount.

I work with multiple lenders. I will originate after a thoughtful title addition. I will turn away a panic quitclaim whose only purpose was to hide from the mortgage the family is asking me to record.

Should I add my spouse to title before I apply for a HECM?

Often yes if they occupy and you want them on the note, or if community-property rules already require their signature. Adding a spouse who is under 62 means they cannot be a borrower. They may still have to sign the mortgage as a Non-Borrowing Spouse or non-borrowing owner under 24 CFR 206.35 and 24 CFR 206.55.

Should I add an adult child to title to 'protect the house' from the reverse mortgage?

Usually no. A child on title who will not occupy cannot sit on the note. If they stay on title they must sign the mortgage. If they become a borrower they must be 62 and occupy.
