Home Value Range Estimator

See what multiple automated valuation sources and recent comparable sales indicate your home may be worth. We compare available estimates, identify significant differences and explain the factors that can cause home values to vary.

Enter your address to explore an estimated home value range, recent comparable sales, property information and automated valuation estimates from multiple sources. This is not an appraisal.

Address lookup uses Google Places. See our privacy policy for how form and mapping providers are used. No obligation.

How the Home Value Range Estimator works

A home value range estimator compares available property information, automated valuation estimates and comparable sales to provide a range rather than presenting one number as if it were an appraisal.

After you select an address, we look up available automated estimates from Zillow, Redfin, Realtor.com and Homes.com, gather property facts from those verified source pages, and look up recently sold nearby homes. With three or more estimates we calculate a Home Value Range after excluding significant outliers. When three or more automated estimates are available, an estimate that differs from their arithmetic average by more than 15 percent is labeled a significant outlier. It remains visible and is not included in the calculated Home Value Range.

Why home value estimates differ

Zillow, Redfin, Realtor.com and Homes.com each use their own valuation models and available property data. Their estimates can differ because the underlying data, models and available information are not identical. Reverse Mortgage Coach does not operate those models and is not affiliated with those companies.

A range is more honest than a single advertised number when the models disagree. If the available figures are close, the range will be tight. If they vary substantially, treat the result as a broader starting point.

Zillow, Redfin, Realtor.com and Homes.com estimates

Zillow describes the Zestimate as an automated estimate that uses public records, MLS data where available, user-submitted home details, home characteristics and market information. Zillow states it is not an appraisal. Read Zillow's current explanation on the Zestimate methodology page.

Redfin explains that its estimate uses many data points about the home, the market and the neighborhood, and that Redfin has MLS access as a brokerage. See Redfin's estimate overview.

Realtor.com discusses home value in terms of comparable sales and local market and condition factors. See Realtor.com's consumer home-value resources on Realtor.com.

Homes.com publishes an estimated home value or a labeled valuation range on many property pages. We display that figure only when we can confirm it is for the selected property and is an estimate rather than a listing price.

We do not copy those companies' models. We display figures when we can retrieve them, label the source, and leave a figure blank rather than guess.

How comparable sales affect home value

Comparable sales are recent properties that share important characteristics with the subject property. They provide context for the automated estimates but do not constitute an appraisal or comparative market analysis.

Buyers, listing agents and appraisers all look at what similar homes actually sold for. A pool, an ADU, a busy road or a renovation can make a nearby sale a weak comparison even when the square footage matches.

What automated valuation models may miss

Automated valuation models may not fully capture property condition, upgrades, additions, views or other characteristics of an individual home.

Models also struggle with unique architecture, view premiums, deferred maintenance, accessory dwellings, recent additions and thin sales data. That is why a range plus comps is more useful than one locked-in number.

Why home condition and upgrades matter

Two houses with the same bedroom count can sell tens of thousands of dollars apart after a kitchen remodel, a new roof or years of neglected systems. Tell the optional condition questions honestly. We use them as context in the emailed report, not as a hidden dollar adjustment we cannot defend.

Is an online home value estimate the same as an appraisal?

No. An appraisal is a licensed professional's opinion, usually after inspecting the property. An online estimate is a model. Mortgage lenders, including reverse mortgage lenders, generally need an appraisal or another lender-accepted valuation, not a Zestimate and not this range. Learn how equity can be used in retirement planning on our reverse mortgages overview and Ask Jay library.

How much is my home worth?

A practical answer is a range supported by more than one source, plus recent sales and an honest look at condition. Run the estimator, open the source websites, and if you need a number for a loan or a legal matter, hire the appropriate licensed professional. Homeowners comparing a reverse mortgage to keeping a low-rate first mortgage can also read about a Reverse Mortgage Second.

What information can affect your home's value?

Living area, lot, bedrooms, bathrooms, year built, property type, location, school and flood or fire risk, condition, improvements, HOA rules and how many similar homes are for sale all matter. Public records can be stale. If a fact here looks wrong, trust documented evidence over an automated field.

Important disclaimer

This tool is an educational estimate from automated home valuations. Those estimates can differ from one provider to another, and actual market value may differ. Property condition, upgrades, additions, views and other characteristics may not be fully reflected. This is not an appraisal, not a comparative market analysis and not a guarantee of market value. Consult a licensed appraiser or other appropriate professional when you need a formal valuation.

Frequently asked questions

What is my home worth?

No website can name a single exact market value. Sale prices depend on condition, competition, timing and local demand. This tool shows what available automated estimates and recent comparable sales indicate, then presents a range instead of one number dressed up as an appraisal.

How does the Home Value Range Estimator work?

You enter an address. We resolve the property with Google Places, show Street View when Google has imagery, look up Zillow, Redfin, Realtor.com and Homes.com estimates when those public figures can be retrieved, gather property facts and comparable sales when a records feed is available, then calculate a Home Value Range from the estimates that are not significant outliers.

Why do Zillow, Redfin and Realtor.com give different values?

Each company uses its own model and a different mix of public records, listing data, user-submitted details and market signals. The models are not identical, so the outputs often are not identical either.

Why is my Zillow estimate different from my Redfin estimate?

Zillow's Zestimate and Redfin's estimate are separate automated models. They can disagree when they have different property characteristics, different comparable sales or different views of the local market. A difference is information, not proof that one company is right.

What if one home value estimate is much higher or lower than the others?

If an available estimate differs from the average of the available estimates by more than 15 percent, we still show it and we label it as a significant outlier. We do not use it when calculating the Home Value Range.

Are online home value estimates accurate?

They are starting points. They can be close on typical homes in data-rich neighborhoods and farther off when the home is unusual, recently remodeled, in thin sales markets or missing public details. They are not appraisals.

What is a comparable sale?

A comparable sale is a recently sold home that shares important traits with yours, such as property type, size, location and age. Appraisers use comps as evidence. This tool uses them as context, not as a professional adjustment grid.

How are comparable homes selected?

When records are available, we look for recent closed residential sales near the subject property and rank them by property type, living area, bedrooms, age, distance and recency. We do not invent missing sale prices or photos.

Can renovations increase my home's value?

They can, especially when buyers can see the work and the neighborhood supports it. Automated models often lag or miss renovations entirely. Use the optional condition questions as context, not as a dollar-for-dollar calculator.

Does the condition of my home affect its value?

Yes. Deferred maintenance, outdated systems and exceptional finishes all move what a buyer will pay. Most automated models cannot inspect the home, so condition is a common reason actual value differs from an online estimate.

Is an online home value estimate the same as an appraisal?

No. An appraisal is a licensed professional's opinion prepared to a defined standard, usually after inspecting the property. An online estimate is a model output. Lenders, courts and tax appeals generally need the former, not the latter.

Can I use an online home value estimate for a mortgage?

Not as a substitute for the valuation your lender requires. A reverse mortgage, refinance or purchase loan uses an appraisal or other lender-accepted valuation, not a Zillow, Redfin or Realtor.com figure and not this range.

How often do home value estimates change?

The companies update their models on their own schedules. This report is a snapshot of the figures we could retrieve when you ran it. It is not continuously updated after you generate it.

Why might my property not have an automated estimate?

New construction, recent transfers, non-disclosure states, unique property types, missing public records or access limits on the source websites can all leave a model without enough data, or leave us unable to read a figure that still appears on the company's own site.
