You prove age for a Home Equity Conversion Mortgage with a document that shows a date of birth the underwriter can accept. A common scenario: Efrain, 62, in Nogales, booked counseling the week he turned 62 and brought a faded wallet card that does not show a birth date. The HUD session can still happen. Underwriting cannot finish. Age proof is a closing condition, not a courtesy.
A HECM is FHA-insured. It is not a government benefit and it is not an honor-system age program.
What documents satisfy 24 CFR 206.33 age for a HECM borrower?
A birth certificate, a valid passport, or other government identification the underwriter will accept that prints a complete date of birth. I will not invent a HUD form number for age. The live exhibit list is an underwriter question. Confirm it with the underwriter if the only paper is a foreign birth record that needs a translation.

With a real youngest age, leftover cash still sits in the mid-30s to low-50s of value after expected rate. I will not quote a live cell. Run the youngest borrower’s real age. Do not interpolate HUD rows while you wait on a missing birth certificate.
Can a state driver’s license stand alone if it does not show a birth date?
Not reliably. Some licenses print the full date. Some print an age band. Underwriters want a date they can type into the HUD table. Bring a passport or a certified birth certificate rather than fighting a condition on a card that does not print the year.
A second geography: a 74-year-old in Redding whose only U.S. paper is a delayed birth certificate. Delayed records can work when they are certified. A notarized letter from a sibling cannot.
Counseling still costs $125–$175. The HUD certificate lasts 180 days. A California age-proof file still waits seven days after counseling under Civil Code 1923.2(k) before a complete application. Arizona Nogales has no that statute, but the age exhibit is still federal. Do not start the 180-day clock on a missing birth record.
A missing birth record does not discount the 2.00% initial MIP of claim amount under Mortgagee Letter 2017-12. Age-proof HECMs in 2026 still face the $1,249,125 cap published in Mortgagee Letter 2025-22. Origination is still capped at $6,000 under 24 CFR 206.31. A missing birth date does not discount MIP. It prevents a case number from going to endorsement.
How does a youngest-borrower couple prove two ages, not one?
Each borrower proves their own date of birth. HUD looks up the younger integer age. A 80-year-old’s passport does not prove a 62-year-old spouse. Title may still require that spouse’s signature under 24 CFR 206.35.
If residual income requires a LESA, that set-aside is still origination-only. Age documents do not create a LESA.
An adjustable HECM still accrues at 1-month CMT plus lender margin. Expected rate still rounds to 0.125% under 24 CFR 206.3. A missing birth record does not freeze either index. It delays origination.
Jay still quotes about 30 days once both birth dates are on accepted paper, not on a guessed year. That is not a guarantee. A birth certificate sitting in another country is how 30 days becomes a new counseling certificate.
Who should not book counseling on a guessed birthday?
This path does not help a household that “knows” they are 62 because the family always celebrated in June. Bring the paper. It does not help a household that wants California proprietary at 55 without proving that age either. Proprietary programs Jay originates — HomeSafe, Longbridge Platinum, Finance of America, and Mutual of Omaha Secure Equity — still underwrite age. They are not FHA-insured. They are not an excuse to skip identification.
Heirs who later keep the house repay the outstanding loan balance under 24 CFR 206.125(a)(2)(i); a wrong age at origination does not rewrite that. A wrong age at origination does not rewrite that subsection. It can invalidate the insurance HUD thought it was writing.
Efrain should request a certified birth certificate now if the wallet card is the only paper. Foreign records may need a translation the underwriter will accept. I will not guess a Nogales birthday from a family story. HUD’s table uses an integer age. A missing year is a condition, not a courtesy.
A delayed U.S. birth certificate can work when it is certified. A notarized letter from a sibling cannot. Bring the certified paper to counseling so the certificate’s 180-day clock is not wasted on an exhibit hunt. If a delayed record will take weeks, wait for it. A guessed integer age is how HUD’s table gets the wrong row. Bring both borrowers’ papers when two people will sit on the note; one passport does not prove two birthdays.
