Can I get a reverse mortgage if my home has foundation issues?

A foundation defect does not always deny reverse mortgage eligibility, but it can stop a Home Equity Conversion Mortgage when the house is unsafe, uninsurable, or cannot be occupied. What this looks like in practice: Casper, 80, occupies a Paso Robles house with a cracked stem wall after a dry year. The FHA roster appraiser will treat structural soundness as a required item when safety is at stake. A stained drywall corner the report does not list is not that item. A house you cannot safely live in fails 24 CFR 206.39 occupancy as well as 206.47.

A HECM is FHA-insured. It is not a government benefit and it is not a foundation-repair grant.

When does a foundation defect stop HECM eligibility rather than sit on a repair list?

When the dwelling is unsafe, unsound, or not a principal residence you can occupy. 24 CFR 206.47 lets some required work close through a repair set-aside. It does not let me originate an empty, unsafe shell. I will not send Casper to counseling as a hope strategy on a house that needs to be shored before anyone sleeps there.

This page is structural soundness. Major repairs is the failed-system verdict including HVAC. Bad roof is the roof-and-carrier file. Deferred maintenance is postponed upkeep. Stay here when the live question is the foundation itself.

I will not invent a HUD engineer-form number or a soils-report exhibit code. The live checklist is an underwriter question. Confirm it with the underwriter.

Structural leftover cash still lands in the mid-30s to low-50s of value after age, expected rate, and any holdback. I will not quote a live cell. Model leftover cash after a real structural bid. A fully funded set-aside can leave a decorative line. Paying 2.00% of claim amount is a poor fee for a decorative structural line.

Will HUD let me close with an engineer letter and a set-aside for underpinning?

Sometimes, when remaining required repairs do not exceed 15 percent of maximum claim amount and the house remains livable. HUD then requires a foundation-repair set-aside equal to 150 percent of the estimate plus the allowed administrative fee. Underpinning that costs more than that gate must finish before closing, or the file does not close.

Insurance-bindability is a parallel stop. A carrier that refuses a moving foundation will kill the file even if an underwriter might have escrowed a smaller crack repair.

A cracked stem wall does not discount the 2.00% initial MIP of claim amount under Mortgagee Letter 2017-12. A foundation-repair HECM in 2026 still uses the $1,249,125 cap in Mortgagee Letter 2025-22. Origination is still capped at $6,000 under 24 CFR 206.31. A foundation bid does not reduce MIP.

A tax-and-insurance LESA, if required at origination, still does not pay a foundation contractor. It does not pay a foundation contractor.

Counseling still costs $125–$175. The HUD certificate lasts 180 days. A California foundation file still observes Civil Code 1923.2(k)‘s seven days after counseling before the application is complete. A Paso Robles soils job that will take a season will eat that certificate.

How is a foundation issue different from deferred paint or a tired HVAC?

Paint is often cosmetic. HVAC is a system. Foundation is the structure the systems sit on. The appraiser’s list, not a speech about “old-house character,” decides which bucket you are in.

A second geography: a 67-year-old in Kingman whose slab has hairline cracks the appraiser calls cosmetic. That Arizona slab is not Casper’s moving stem wall. Same regulation. Different report.

An adjustable HECM after a structural clearance still accrues at 1-month CMT plus lender margin. Expected rate still rounds to 0.125% under 24 CFR 206.3.

Jay still quotes about 30 days on a complete structural refinance, not while an engineer visit is open. That is not a guarantee. An open structural condition is how 30 days becomes a new engineer visit.

Who should not occupy-and-originate on a house that is structurally unsafe?

This path does not help a household living in a motel “until the piers are in” who still wants to originate this week. 24 CFR 206.39 does not have that exception. It does not help a household that wants me to skip the appraiser.

Heirs who later keep a structurally cleared house repay the outstanding loan balance under 24 CFR 206.125(a)(2)(i). A foundation invoice does not rewrite that subsection.

Casper should get a written structural bid before anyone books counseling. If the bid already exceeds HUD’s remaining-repair gate, finish the work first. An engineer letter that says ‘monitor the crack’ is not a close-now exhibit when the house is moving. I work with multiple lenders. I will originate when the structure is sound or escrows inside HUD’s gate while remaining livable. I will turn away an unsafe house whose owner wanted the line first.

Do all foundation cracks automatically fail reverse mortgage eligibility?

No. Hairline cosmetic cracks the FHA appraiser does not list as required repairs are not, by themselves, a stop. A failed, unsafe, or actively moving foundation under 24 CFR 206.47 is a required item and can be a hard occupancy fail.

Will HUD let a HECM close with an engineer letter and a set-aside for underpinning?

Only when remaining required repairs stay inside HUD's close-before-complete test and the house remains a principal residence you can occupy. Remaining work at or under 15 percent of maximum claim amount can close with a 150 percent set-aside. An unlivable shell cannot.

Should I pay for HUD counseling before a structural engineer sees the foundation?

No, if you already know the house is moving or a carrier will not bind. Counseling still costs $125–$175 and lasts 180 days. Spend that clock after the structure can be occupied, not before.
