Can I get a reverse mortgage on a vacation home?

A vacation home is reverse mortgage ineligible. Under 24 CFR 206.39 the mortgaged dwelling must be each borrower’s principal residence, including an Eligible Non-Borrowing Spouse when that status applies. Jay Zayer, CRMP, is a reverse mortgage specialist at reversemortgage.coach. A lake cabin, a ski condo, or a snowbird house you do not occupy as your main home fails that test even if it is paid off.

Picture a homeowner who keeps a Napa, California bungalow as home and a Tahoe cabin for August. Mireya, 67, asked whether the cabin’s equity could fund a HECM because “nobody lives there to bother.” That is exactly why it fails. See second homes for the split-year occupancy problem. Stay here for the vacation-property verdict and what has to change before anyone books counseling.

A HECM is FHA-insured. A vacation key is not a second claim on MIP.

Why does HUD treat a vacation house as ineligible instead of “seasonal occupancy”?

Principal residence is one dwelling. 24 CFR 206.3 defines it as the permanent place of abode where you typically spend the majority of the calendar year. You may have only one at a time. Seasonal use is the opposite pattern. Mortgagee Letter 2023-23 will ask about the mortgaged property every year. A cabin you cannot honestly certify as home will not survive that letter.

Age under 24 CFR 206.33 still has to be 62 for a HECM. Occupancy is a separate fail. Passing age on a vacation house does not pass 24 CFR 206.39.

Mireya’s leftover cash, if she originated on the Napa bungalow she actually occupies, would still land in the mid-30s to low-50s percent of appraised value, depending on age and expected rate. Run that house, not the cabin. Do not interpolate HUD rows. The 2026 maximum claim amount is $1,249,125 (HUD Mortgagee Letter 2025-22). A cabin above that cap is still ineligible if she does not live there.

Counseling costs $125–$175. The HUD certificate lasts 180 days. California Civil Code 1923.2(k) still adds seven days after counseling on a California origination. Spending that clock on a Tahoe file that cannot occupy is a wasted certificate.

What has to be true before a former vacation house can be the HECM property?

You have to live there as your principal residence. Voter registration, a driver’s license, tax returns, and utility use that match the story help. A PO box in Napa while the cabin stays dark does not. 24 CFR 206.45 still requires eligible real estate. A recreational cabin without a kitchen, heat, or year-round access can fail as a dwelling even after you “move.”

A second geography: a 73-year-old in Apache Junction, Arizona who wants a HECM on a Parker river house used three weeks a year. Same 24 CFR 206.39 fail. Arizona has no Civil Code 1923.2(k) pause and still cannot originate on a vacation key.

If the honest plan is to sell the city house and occupy the cabin, that is a move, then an origination on the new principal residence — or a HECM for Purchase under 24 CFR 206.44 if you are buying a different home. See downsizing with a HECM if the city sale is real. Do not originate on the cabin first “so the equity is ready.”

Proprietary programs I originate — HomeSafe, Longbridge Platinum, Finance of America, Mutual of Omaha Secure Equity — can start at 55 in California on some occupancy-eligible files. They are not a vacation-home exception I will invent for Arizona or California.

How is a vacation-home fail different from renting the HECM house later?

Origination on a vacation property is an eligibility fail before a case number. Renting a house that already has a HECM is a later occupancy failure under 24 CFR 206.27 if the property ceases to be your principal residence. Different clocks. Different letters. See renting with a reverse mortgage if the rental plan is the actual question.

Initial MIP is still 2.00% of maximum claim amount on every HECM (HUD Mortgagee Letter 2017-12). Origination is still capped at $6,000 under 24 CFR 206.31. Annual MIP of 0.50% of outstanding balance still accrues. None of those charges attach to a cabin HUD will not insure.

Jay confirmed a LESA cannot be added after closing. A vacation house never reaches that conversation. An adjustable HECM uses 1-month CMT plus lender margin. A vacation ineligible file never gets a note rate.

Who should not book HUD counseling on a house they visit?

Do not book it if the cabin is not where you live. Do not book it because a seminar said “any house with equity.” Do not book it hoping I will originate around 24 CFR 206.39. I work with multiple lenders. None of them get to waive principal residence.

This path does not help a household that wants two HECMs, one on each key ring. It does not help a file whose only proceeds story is a weekend house the family will not occupy. Paying 2.00% initial MIP to “unlock” a property you do not live in is not a strategy. It is a title problem waiting for an occupancy letter.

Heirs who later keep a house that was a true principal residence still repay the outstanding balance under 24 CFR 206.125(a)(2)(i). A vacation cabin that never should have been collateral is a problem you avoid by originating on the home you actually occupy.

I will originate on the Napa bungalow Mireya lives in, after counseling and a complete file, typically about 30 days. I will turn away the Tahoe key. Lake views do not occupy.

Can a paid-off lake cabin get a HECM if my city house already has a small mortgage?

No. 24 CFR 206.39 requires the mortgaged dwelling to be each borrower's principal residence. A cabin you visit is not that dwelling. Paying it off does not create a second principal residence.

If I move into the vacation house full time, when does it become HECM-eligible?

When it is actually your principal residence under 24 CFR 206.3 — the home you occupy and intend to return to — and you can document that occupancy. A forwarding-address sticker without a move is not enough.

Do proprietary reverse mortgages Jay originates fund weekend houses in California?

HomeSafe, Longbridge Platinum, Finance of America, and Mutual of Omaha Secure Equity still want occupancy overlays. Do not assume a private menu funds a vacation key. Ask for the occupancy rule in writing.
