Suppose a borrower named Quilla, 63, occupies a paid-off house in Mesa, Arizona, and holds a Permanent Resident Card. If she occupies, the card is current, and the wholesale channel accepts that identity, the file can be an ordinary origination. If the card expired and no renewal is in process, that is an identity stall, not an occupancy stall.
A HECM remains FHA-insured. A green card is not a government HECM shortcut.

A green card does not discount MIP.
If residual income requires a LESA, that set-aside is still origination-only. A card does not create a LESA.

Do I have to naturalize before leftover cash is available?
