Reverse Mortgage in Whittier, CA

On the City of Whittier Census median of $822,600, an age-70 HECM leftover is about $277,910 before liens, and about $77,910 after a $200,000 first. A $300,000 first does not cover that illustration after costs. Homeowners 62 or older (55 on some proprietary programs) can use a HECM or a proprietary reverse mortgage with no required monthly mortgage payment on that reverse loan. You keep title and still pay taxes, insurance, and HOA dues. I live in San Marcos.

Jay Zayer, CRMP, is an independent reverse mortgage broker. This page is the Whittier reverse mortgage resource on ReverseMortgage.coach. It is written for homeowners in the City of Whittier, in Los Angeles County, not for the City of Los Angeles, Long Beach, La Habra, La Mirada, Pico Rivera, or Santa Fe Springs, and not for unincorporated South Whittier, East Whittier, or West Whittier-Los Nietos.

What matters for a Whittier homeowner

  • City median owner-occupied value is $822,600, below the 2026 HECM cap. Age-70 leftover before liens is about $277,910.
  • A $200,000 first leaves about $77,910 on that median. A $300,000 first does not cover the illustration after costs.
  • South Whittier, East Whittier, and West Whittier-Los Nietos are unincorporated. A Whittier mailing label is not City of Whittier limits.
  • Four historic districts plus vintage homes built before 1941 can require a Certificate of Appropriateness for exterior work.
  • California Civil Code 1923.2(k) requires seven days after HUD counseling before a final application and fees.
Illustrative HECM figures, not a quote. Expected rate 7.000% as of 22 September 2026. Age 70 illustration. After a $200,000 first, leftover is about $77,910. A $300,000 first does not cover.

MCA is the lesser of the appraised value and the 2026 HECM limit of $1,249,125. Leftover subtracts initial MIP (2.00% of MCA), origination (HUD-capped), and about $4,000 of third-party costs. Existing mortgages come out next. The calculator and the Home Value Range Estimator are directional only. An AVM is not an appraisal.

How much you may access is not the home's value and not the 2026 FHA Maximum Claim Amount of $1,249,125. On a HECM it is a principal limit, then leftover cash after costs and existing liens. The calculator shows a directional estimate with no personal information required.

Reverse Mortgages in Whittier, California

Yes, a City of Whittier homeowner can potentially use a reverse mortgage if age, occupancy, equity, and the specific property meet the program's rules. Eligibility is decided on the parcel, not on the Whittier mailing label.

A reverse mortgage lets a homeowner 62 or older (55 on some proprietary programs) convert part of home equity into a line of credit, lump sum, or monthly advances without a required monthly mortgage payment on that reverse loan. The home remains yours. You still pay property taxes, hazard insurance, flood insurance if required, and any HOA dues. The most common first-lien product is the FHA-insured Home Equity Conversion Mortgage (HECM).

HECM qualification is specific. The youngest borrower must be 62. You must own the home and occupy it as your principal residence. HUD-approved counseling is required. California Civil Code 1923.2(k) bars a lender from accepting a final and complete reverse mortgage application or charging fees until seven days after counseling. The lender still runs a financial assessment of property-charge history and residual income. If that assessment is thin, a Life Expectancy Set-Aside can pay taxes and insurance from the loan. HUD does not publish a Whittier FICO cutoff. Unused line of credit after year one follows the note; first-year draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25).

For 2026, the HECM Maximum Claim Amount is the lesser of appraised value and $1,249,125 ( HUD HECM , Mortgagee Letter 2025-22). U.S. Census Bureau QuickFacts for Whittier city, California reports a July 1, 2025 population estimate of 85,815, with 15.0% of residents age 65 or older. Owner occupancy is 57.9% (2020-2024 ACS). Median owner-occupied value is $822,600. Median selected monthly owner costs are $2,995 with a mortgage and $677 without a mortgage. Selected monthly owner costs include taxes, insurance, and utilities. They are not the mortgage principal-and-interest payment alone. Persons per household average 3.01.

Those city figures are not Los Angeles County figures and not City of Los Angeles figures. County QuickFacts reports a July 1, 2025 population estimate of 9,694,934, 17.1% of residents age 65 or older, 45.9% owner occupancy, and a median owner-occupied value of $834,200. Los Angeles city's median is $921,200 with 36.0% owner occupancy. Long Beach city's median is $806,600 with 41.2% owner occupancy. Whittier is denser than the county (5,960.3 people per square mile on 14.65 square miles of land) and less dense than Long Beach. City of Whittier incorporated in 1898 and is a charter city (charter ratified in 1955). It is inland Los Angeles County, not a Coastal Zone city.

I compare HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds as an independent broker. I do not invent a Whittier reverse-mortgage volume number. HUD Snapshot files are loan-level FHA endorsement records. HUD does not publish a verified city ranking that I can reproduce here.

How a Whittier Property Gets Reviewed

A Whittier reverse mortgage is not decided by a 90604 ZIP or an Uptown storefront. I look at the actual property. One parcel can sit in a FEMA flood zone, carry a vintage pre-1941 overlay, and sit against the Puente Hills fire map at the same time. Another parcel a mile south may have none of those overlays, and may not even be inside the City.

The useful order is: city versus unincorporated county, then occupancy, then flood and fire overlays, then insurance, then historic or vintage status, then legal unit count and ADUs, then permits, then appraisal, then title and liens, then HUD or lender requirements.

A hypothetical example, not a client story: a paid-off College Hills house can clear leftover-cash math and still stall if an appraiser calls for exterior repairs that need a Certificate of Appropriateness. A South Whittier mailing label can look like a city file and still be unincorporated county, with a different permit trail and no City historic-district ordinance. I will not assign a flood zone or a dues amount to Whittier as a whole. Check the parcel.

How Much Can a Whittier Homeowner Get?

"How much can I actually get?" is the question on nearly every first call. On a HECM, proceeds start from the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse at the expected rate. MCA is the lesser of the appraised value and $1,249,125. The principal limit is a fraction of MCA. It is not the home's value and not cash in hand.

The following example is illustrative. It uses the Whittier city Census median owner-occupied value of $822,600 as a stand-in appraisal, a youngest borrower age of 70, and a 7.000% expected rate as of 22 September 2026 from the site's HECM factor tables. HUD Principal Limit Factors are not linear. Ages 70 and 71 are both 37.0% at 7.000%. Do not interpolate.

Illustrative HECM math at 7.000% expected rate, as of 22 September 2026. Not a quote.
Item Amount
Appraised value (illustrative median) $822,600
HECM Maximum Claim Amount $822,600 (lesser of value and $1,249,125)
Principal limit (age 70 at 37.0%) $304,362
Initial MIP (2.00% of MCA) $16,452
Origination (HUD cap) $6,000
Third-party closing costs (estimate) $4,000
Net before existing liens about $277,910
If a $200,000 first mortgage is paid off about $77,910 leftover

Origination on this MCA calculates as 2% of the first $200,000 plus 1% of the remainder, which is $10,226. HUD caps origination at $6,000, so the cap applies (24 CFR 206.31). Third-party costs vary. A Life Expectancy Set-Aside, if required after the financial assessment, would reduce leftover cash further. At the same value and rate, age 62 is $256,651 of principal limit (31.2%), age 72 is $306,007 (37.2%), age 75 is $329,040 (40.0%), age 80 is $366,880 (44.6%), and age 85 is $420,349 (51.1%).

That leftover-cash math is the typical-median City of Whittier proceeds story. The $1,249,125 federal cap is not the binding limit on this median. A remaining first mortgage is. After a $200,000 first, leftover is about $77,910. After a $250,000 first, leftover is about $27,910. A $300,000 first leaves a shortfall of about $22,090 on the same cost stack, so that illustration does not close without cash to the table or a different structure. Compared with Long Beach city's leftover of about $272,310 on an $806,600 median, leftover here is a little higher because the city median is a little higher. Los Angeles city's $921,200 median is a different market, and Measure ULA still does not apply in Whittier. Do not use the county $834,200 number on a city house. Homes above $1,249,125 use the federal cap as MCA. That is when a proprietary comparison and a Reverse Mortgage Second belong on the same worksheet if you want to keep a low-rate first.

The reverse mortgage calculator is a directional estimate with no personal information required. First-year HECM draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25). That rule is a disbursement limit. It is not the MIP rate.

City Limits, Mailing Labels and Unincorporated Whittier

A Whittier, CA mailing address is not the same as City of Whittier limits. Census QuickFacts treats South Whittier, East Whittier, and West Whittier-Los Nietos as separate census-designated places. April 1, 2020 Census counts were 56,415 in South Whittier, 10,394 in East Whittier, and 25,325 in West Whittier-Los Nietos. Those places are unincorporated Los Angeles County. Los Angeles County ZIP documentation shows 90601, 90604, 90605, and 90606 mixing City of Whittier parcels with unincorporated land and neighboring cities.

That split changes leftover-cash math as well as the permit trail. South Whittier's Census median owner-occupied value is $708,300. West Whittier-Los Nietos is $638,900. East Whittier is $834,100. Those are not City of Whittier medians. Occupancy still has to match 24 CFR 206.39. Confirm the grant deed, the tax bill, and which planning department issued the last permit.

Historic Districts, Vintage Homes and Certificates of Appropriateness

Historic status does not automatically deny a reverse mortgage. It can change the repair path. The City has four locally designated historic districts : Earlham (Chapter 18.86), Hadley-Greenleaf (Chapter 18.87), Central Park (Chapter 18.88), and College Hills (Chapter 18.89). Uptown Whittier is the historic central business district. It is not one of those four residential districts.

Chapter 18.84 also applies citywide to designated landmarks and to vintage buildings constructed before 1941. A Certificate of Appropriateness is required before exterior alteration, addition, restoration, rehabilitation, remodeling, demolition, or relocation of a historic resource or vintage building, even when no other City permit is required. HUD still tests the dwelling under 24 CFR 206.45 and required repairs under 24 CFR 206.47. If the appraiser calls for exterior work, the COA can sit on the critical path.

A Mills Act contract is a voluntary tax-incentive agreement the City has offered since 2001. It can change the assessed value on the tax bill. It does not approve or deny a HECM. Read the recorded contract and the current Los Angeles County tax bill. See reverse mortgages and HOAs if a neighborhood association is also in the stack.

Flood Zones and the San Gabriel River

Yes, a Whittier home can potentially qualify for a reverse mortgage while located in a flood zone. The property must still satisfy the applicable FHA/HUD and flood-insurance requirements. Living near the San Gabriel River, seeing a channel from the porch, or sitting downhill from the Puente Hills is not the same as being in a mapped Special Flood Hazard Area.

The City participates in the NFIP (CID 060169). Municipal Code Chapter 15.40 is the flood-damage-prevention ordinance. It adopts FEMA's Flood Insurance Study for the City of Whittier dated September 30, 2005, along with later FEMA map revisions. The city engineer is the floodplain administrator. Los Angeles County's Flood Insurance Study lists the City of Whittier among NFIP jurisdictions. Those facts are not a citywide all-clear.

HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in an SFHA, the community must participate in the NFIP and a qualifying flood policy must be maintained. Standard homeowners insurance does not cover flood. Confirm the address on FEMA's Flood Map Service Center . See flood-zone eligibility and the flood-insurance process.

Wildfire, Puente Hills and Insurance

A reverse mortgage still requires hazard insurance that the lender and HUD will accept (24 CFR 206.27(b)(2)). A mapped wildfire overlay is not automatically a HUD denial. It can change how a policy is bound and what defensible-space documentation the carrier wants. CAL FIRE released updated 2025 Local Responsibility Area maps for Whittier in Phase 4 beginning March 24, 2025. The City hosted a virtual workshop on June 18, 2025 with Los Angeles County Fire and the Puente Hills Habitat Preservation Authority. Those maps show Moderate, High, and Very High hazard. They are not a current-conditions fire report. I will not invent an adoption ordinance number. Check the City's FHSZ page and CAL FIRE's interactive viewer for the parcel and the current adoption status. See homes with no homeowners insurance.

ADUs, Condos and Property Types

Many Whittier files are site-built single-family houses. Some are condominiums. A HECM generally requires HUD project approval or FHA Single Unit Approval for a condo. See condo reverse mortgages.

An ADU does not automatically qualify or disqualify the loan. Municipal Code section 18.10.020(I) allows accessory dwelling units and junior accessory dwelling units in single-family, multifamily, and mixed-use zones. Historic review under Chapter 18.84 can still apply on a vintage or landmark parcel even after a building permit. HUD occupancy under 24 CFR 206.39 still has to match how the property is actually used. Unpermitted guest quarters and garage conversions are a title and appraisal problem. See reverse mortgages and ADUs.

A HECM can be placed on a 1-to-4 unit property if the borrower occupies one unit as a principal residence. Whittier city's 3.01 persons per household is higher than Long Beach (2.60) or Los Angeles city (2.61). Multi-generational living is common. It is not a shortcut around legal unit count. Confirm how the City counts the dwelling.

Existing Mortgages, PACE and Special Assessments

A first-lien HECM or proprietary reverse mortgage generally requires existing liens to be paid at closing. That includes a first mortgage, a HELOC, and other recorded mortgages. A homeowner can have substantial equity and still receive less cash than expected because those payoffs and required costs come out of the principal limit.

HUD Mortgagee Letter 2017-18 says a property that will remain encumbered with a PACE obligation is not eligible for an FHA-insured HECM. The payoff is a Mandatory Obligation. Remaining PACE encumbrance is an FHA eligibility fail. See PACE and reverse mortgages. Direct assessments on the Los Angeles County tax bill are parcel-specific. HUD's financial assessment counts remaining special taxes as property charges (24 CFR 206.37). Read the actual tax bill. I will not invent a citywide CFD number.

HECM vs. Proprietary and Reverse Mortgage Seconds

A HECM is FHA-insured and uses HUD Principal Limit Factors. A proprietary reverse mortgage is a lender program, not FHA-insured, and can use different age floors and property rules. On the Whittier Census median, the HECM cap is not the binding limit. Proprietary still matters when the borrower is 55 to 61, or when the appraisal sits above $1,249,125. A Reverse Mortgage Second can leave an existing first in place if that first qualifies. On this median, leftover after a $200,000 first is usable, and a $300,000 first does not cover the illustration, so a second-lien comparison is often the practical next step. See HECM vs proprietary.

HECM for Purchase in Whittier

HECM for Purchase can be used to buy a principal residence in the City of Whittier if you are 62 or older and will occupy the home. You still bring a large down payment. I have closed a reverse mortgage purchase in the City of Whittier. I will not name the homeowner, and that file is not a quote for anyone else's house. Illustration only, same 7.000% expected-rate assumption as of 22 September 2026: on an $822,600 purchase with a 70-year-old youngest borrower, leftover HECM proceeds toward the price after the standard cost stack are about $277,910, so cash to close is on the order of $544,690 before earnest money and before any seller credit. If the purchase price is $1,500,000, MCA is $1,249,125. That is not a quote. See HECM for Purchase.

Property Taxes, Proposition 13 and Proposition 19

A reverse mortgage does not erase Whittier property taxes. California's 1% Proposition 13 rate applies to assessed value, not today's sale price. City of Whittier bills are issued through Los Angeles County. Direct assessments, if they apply to the parcel, appear as separate line items. A reverse mortgage is not a sale and does not reset that base. Proposition 19 questions arise later, if the home is sold or inherited, not at origination. The excluded amount for parent-to-child transfers is the factored base-year value plus an inflation-adjusted cap: $1,044,586 for transfers from February 16, 2025 through February 15, 2027 ( BOE NR 25-02 ). Whittier is not the City of Los Angeles. Measure ULA does not apply here.

What Can Delay a Whittier Reverse Mortgage?

Straightforward HECM files Jay originates often close in about 30 to 45 days. California Civil Code 1923.2(k) still requires seven days after the HUD counseling certificate before a final application and fees. These items more often push a City of Whittier file toward 45 to 60 days:

  • A Whittier mailing label that is actually unincorporated South Whittier, East Whittier, or West Whittier-Los Nietos.
  • Historic-district or vintage pre-1941 Certificates of Appropriateness when the appraiser calls for exterior work.
  • Flood determination under Chapter 15.40 and FEMA's map, including San Gabriel River corridor parcels.
  • Missing flood policy or an elevation issue in an SFHA.
  • Homeowners insurance that will not bind in a mapped Puente Hills or Whittier Hills fire zone.
  • Condo HOA documents and HUD project approval or Single Unit Approval.
  • Unpermitted ADUs, guest quarters, or a living area the City does not recognize.
  • Legal unit-count questions on a 1-to-4 unit property.
  • A PACE remaining-encumbrance payoff under Mortgagee Letter 2017-18.
  • Property-condition repairs under 24 CFR 206.47.
  • Counseling timing and California's seven-day wait after the HUD certificate.

Whittier Reverse Mortgage Questions Homeowners Ask

Can I get a reverse mortgage in Whittier?

Yes, a City of Whittier homeowner can potentially qualify for a reverse mortgage if age, occupancy, equity, and property requirements are met. The City of Whittier is in Los Angeles County, about 12 miles southeast of the City of Los Angeles. It is not the City of Los Angeles, Long Beach, La Habra, La Mirada, Pico Rivera, or Santa Fe Springs. South Whittier, East Whittier, and West Whittier-Los Nietos are unincorporated census-designated places with Whittier mailing labels. They are not inside city limits. The file is originated against a specific parcel, not against a 90601 through 90606 ZIP.

How much can I get from a reverse mortgage in Whittier?

On a HECM, proceeds equal the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse, at the expected rate locked for the case. For 2026, MCA is the lesser of the appraised value and $1,249,125. Whittier city's Census median owner-occupied value of $822,600 is below that cap, so MCA on a typical median is the appraised value. MCA is not cash to the homeowner. On the city median at age 70 and a 7.000% expected rate as of 22 September 2026, leftover before liens is about $277,910. After a $200,000 first, leftover is about $77,910. A $300,000 first on the same illustration does not cover the payoff after costs.

What is the 2026 HECM limit?

The 2026 nationwide HECM Maximum Claim Amount is $1,249,125 (HUD Mortgagee Letter 2025-22). That figure is the FHA insurance cap, not the cash a Whittier homeowner receives. Principal limit, costs, and existing liens still apply. A home appraised above the cap does not produce a larger HECM principal limit.

Is Whittier the same as South Whittier or East Whittier?

No. This page is written for the incorporated City of Whittier. South Whittier, East Whittier, and West Whittier-Los Nietos are separate Census-designated places on unincorporated Los Angeles County land. Many of those homes use a Whittier mailing address and share ZIP codes with the City. Permits, historic review, flood administration, and the tax bill change at those lines. Confirm the grant deed and the Los Angeles County tax bill.

Does a Whittier historic district prevent a reverse mortgage?

No. Historic-district status does not automatically deny a reverse mortgage. The City has four locally designated districts: Earlham, Hadley-Greenleaf, Central Park, and College Hills. Municipal Code Chapter 18.84 also treats vintage buildings constructed before 1941 as historic resources citywide. HUD still tests the dwelling under 24 CFR 206.45 and required repairs under 24 CFR 206.47. A Certificate of Appropriateness can matter when exterior work, unpermitted alterations, or appraisal repairs are part of the file.

Can I get a reverse mortgage if my Whittier home is in a flood zone?

Yes, a Whittier home can potentially qualify while located in a flood zone if FHA/HUD and flood-insurance rules are met. HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in a Special Flood Hazard Area, the community must participate in the NFIP and a qualifying flood policy must be maintained. The City participates in the NFIP (CID 060169) and administers floodplain rules under Municipal Code Chapter 15.40. The city engineer is the floodplain administrator. Living near the San Gabriel River is not the same as being mapped in an SFHA. Check FEMA's map for the parcel.

Can a mapped fire hazard zone stop a reverse mortgage?

Not automatically. A reverse mortgage still requires hazard insurance that the lender and HUD will accept (24 CFR 206.27(b)(2)). CAL FIRE released 2025 Local Responsibility Area Fire Hazard Severity Zone maps for Whittier in Phase 4 beginning March 24, 2025. The City hosted a workshop on June 18, 2025 and posted those maps for public review. A mapped overlay in the Puente Hills or Whittier Hills can change how a policy is bound. It is not a published HUD citywide denial. Check the City's FHSZ page and CAL FIRE's viewer for the parcel and the current adoption status.

Does an ADU prevent a reverse mortgage in Whittier?

No. Municipal Code section 18.10.020(I) allows accessory dwelling units and junior accessory dwelling units in single-family, multifamily, and mixed-use zones in compliance with California ADU law. Historic review under Chapter 18.84 can still apply on a vintage or landmark parcel. An ADU does not automatically qualify or disqualify the HECM. Unpermitted conversions and occupancy that does not match 24 CFR 206.39 are the usual problems.

Can a duplex, triplex, or fourplex in Whittier qualify?

A HECM can be placed on a 1-to-4 unit property if the borrower occupies one unit as a principal residence. Legal unit count, occupancy, appraisal, and title have to match how the property is actually used. Whittier city's persons-per-household figure is 3.01, which is higher than Long Beach or Los Angeles city. That does not approve a second kitchen. Confirm the legal unit count with the City and the grant deed.

Can I keep my existing first mortgage?

A first-lien HECM or proprietary reverse mortgage generally pays off existing mortgages at closing. A Reverse Mortgage Second can, if the first loan and the property qualify, sit behind a fixed-rate fully amortized first so that first stays in place. On the Whittier Census median, leftover after a $200,000 first is about $77,910, and a $300,000 first does not cover the illustration after costs. A Reverse Mortgage Second is often the comparison when you want to keep a low-rate first.

Can PACE or special assessments affect a reverse mortgage?

Yes. HUD Mortgagee Letter 2017-18 says a property that will remain encumbered with a PACE obligation is not eligible for an FHA-insured HECM. The payoff is a Mandatory Obligation and may use HECM proceeds. Remaining PACE encumbrance is an FHA eligibility fail. Direct assessments on the Los Angeles County tax bill are parcel-specific. HUD's financial assessment counts remaining special taxes as property charges (24 CFR 206.37). Read the actual tax bill. I will not invent a citywide CFD number.

Does Measure ULA apply in Whittier?

No. Measure ULA is a City of Los Angeles transfer tax. Whittier is a separate incorporated city in Los Angeles County. A reverse mortgage is not a sale, so it does not trigger a transfer tax in any event. Do not use a City of Los Angeles ULA worksheet on a Whittier house.

Can I use a reverse mortgage to buy a home in Whittier?

Yes, through HECM for Purchase, if you are 62 or older and will occupy the home as a principal residence. You still bring a large down payment. HUD proceeds are the principal limit, not the purchase price. Because many City of Whittier values sit below $1,249,125, MCA is typically the purchase price rather than the federal cap. California Civil Code 1923.2(k) requires seven days after HUD counseling before a final application and fees.

How long does a Whittier reverse mortgage take?

Straightforward HECM files Jay originates often close in about 30 to 45 days. California Civil Code 1923.2(k) requires seven days after HUD counseling before a final application and fees. Historic-district Certificates of Appropriateness, vintage pre-1941 exterior work, flood determination on a San Gabriel River corridor parcel, fire-insurance placement in a mapped Puente Hills zone, an unincorporated mailing label that is actually county land, condo project approval, PACE payoffs, and repair set-asides more often push Whittier files toward 45 to 60 days.

Does Jay Zayer serve Whittier?

Yes. Jay Zayer, CRMP, is an independent reverse mortgage professional who serves City of Whittier homeowners through ReverseMortgage.coach. He has closed a reverse mortgage purchase in the City of Whittier. He will not name the homeowner. He is licensed in California and Arizona (CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713) and originates as a broker comparing HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds. He lives in San Marcos and does not maintain a public office in Whittier.

Costs, Obligations, and When It May Not Fit

A reverse mortgage does not erase property taxes, homeowners insurance, flood insurance if required, HOA dues, or the duty to keep the home in reasonable repair and occupy it as a principal residence. Those occupancy obligations remain after closing. If they are not kept current, the loan can become due and payable. A longer cost walkthrough is on how much a reverse mortgage costs.

A reverse mortgage may not fit if you plan to move soon, if leftover proceeds after paying liens and costs are too small to matter, if occupancy is actually a second home, if the property cannot meet program or insurance requirements, or if selling is the clearer family plan. I will say so. My test is simple: I will not recommend a loan I would not put my own parents in. Alternatives can include keeping the current mortgage, a conventional cash-out or HELOC if you qualify, a Reverse Mortgage Second behind a loan you want to keep, or selling. None of those is automatically better.

Who Jay Zayer Is

I am Jay Zayer, a Certified Reverse Mortgage Professional. I have spent 18 years focused exclusively on reverse mortgages. I live in San Marcos, in North County San Diego. I do not keep a Whittier storefront. I have closed a reverse mortgage purchase in the City of Whittier. I will not name that homeowner. When a Whittier homeowner asks me to look at a property, I work it the same way I work the rest of Los Angeles County: address-level title, insurance, flood determination, occupancy, historic or vintage status, and product math, not a ZIP-code slogan. Licenses: CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713. I originate as an independent broker under ZING Reverse Mortgage Advisors.

Before I quote numbers I ask what you want your finances and housing to look like five or ten years from now. The most common mistake I see is focusing almost entirely on the interest rate. Adult children often start out against the loan. The conversation changes once they understand their parents keep ownership and that a HECM is non-recourse. Adult children are my number one referral source. I was published in HousingWire on a $42,000 origination-fee case. More: about Jay Zayer.

If you are a Whittier homeowner, or an adult child helping one, call 760-271-8646 or Talk to Jay . The conversation is free. If a reverse mortgage is the wrong answer, I will say so.

What to Look at Next

If you are a Whittier homeowner trying to decide whether a reverse mortgage could work on your specific house, start with the numbers and the property. Run a directional estimate on the calculator , compare structures on the reverse mortgage guide , proprietary programs , Reverse Mortgage Second , and HECM for Purchase , or ask a narrower question in Ask Jay . The readiness assessment is a useful first pass before we model liens, occupancy, flood insurance, fire-insurance placement, and any historic or vintage questions on your address.

If you want to talk through a specific Whittier property, call 760-271-8646 or Talk to Jay . The conversation is free. If a reverse mortgage is the wrong answer, I will say so.
