Reverse Mortgage in Menifee, CA

On the City of Menifee Census median of $537,300, an age-70 HECM leftover is about $178,055 before liens, and about $28,055 after a $150,000 first. A $200,000 first does not cover that illustration after costs. Homeowners 62 or older (55 on some proprietary programs) can use a HECM or a proprietary reverse mortgage with no required monthly mortgage payment on that reverse loan. You keep title and still pay taxes, insurance, and HOA dues. I live in San Marcos and compare options on the actual parcel, including Salt Creek flood maps, Sun City HOA dues, and Riverside County CFD charges.

Jay Zayer, CRMP, is an independent reverse mortgage broker. This page is the Menifee reverse mortgage resource on ReverseMortgage.coach. It is written for homeowners in the City of Menifee, in Riverside County, not for the City of Riverside, and not for Murrieta, Temecula, Perris, Lake Elsinore, Canyon Lake, or Wildomar.

What matters for a Menifee homeowner

  • City median owner-occupied value is $537,300, well below the 2026 HECM cap. Age-70 leftover before liens is about $178,055.
  • A $150,000 first leaves about $28,055 on that median. A $200,000 first does not cover the illustration after costs.
  • Salt Creek, Paloma Wash, and related San Jacinto basin drainages are the local flood story, not the Santa Ana River.
  • Sun City is inside city limits. HOA dues count as property charges. Newer tracts can also carry Mello-Roos CFD special taxes.
  • California Civil Code 1923.2(k) requires seven days after HUD counseling before a final application and fees.

Existing mortgages come out next. The calculator and the Home Value Range Estimator are directional only. An AVM is not an appraisal.

How much you may access is not the home's value and not the 2026 FHA Maximum Claim Amount of $1,249,125. On a HECM it is a principal limit, then leftover cash after costs and existing liens. The calculator shows a directional estimate with no personal information required.

Reverse Mortgages in Menifee, California

Yes, a City of Menifee homeowner can potentially use a reverse mortgage if age, occupancy, equity, and the specific property meet the program's rules. Eligibility is decided on the parcel, not on the city name.

A reverse mortgage lets a homeowner 62 or older (55 on some proprietary programs) convert part of home equity into a line of credit, lump sum, or monthly advances without a required monthly mortgage payment on that reverse loan. The home remains yours. You still pay property taxes, hazard insurance, flood insurance if required, and any HOA dues. The most common first-lien product is the FHA-insured Home Equity Conversion Mortgage (HECM).

HECM qualification is specific. The youngest borrower must be 62. You must own the home and occupy it as your principal residence. HUD-approved counseling is required. California Civil Code 1923.2(k) then bars a lender from accepting a final and complete reverse mortgage application or charging fees until seven days after counseling. The lender runs a financial assessment of property-charge history and residual income. If that assessment is thin, a Life Expectancy Set-Aside can pay taxes and insurance from the loan. HUD does not publish a Menifee FICO cutoff. Unused line of credit after year one follows the note; first-year draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25).

For 2026, the HECM Maximum Claim Amount is the lesser of appraised value and $1,249,125 ( HUD HECM , Mortgagee Letter 2025-22). U.S. Census Bureau QuickFacts for Menifee city, California reports a July 1, 2025 population estimate of 118,592, with 17.4% of residents age 65 or older. Owner occupancy is 80.2% (2020-2024 ACS). Median owner-occupied value is $537,300. Median selected monthly owner costs are $2,649 with a mortgage and $730 without a mortgage. Selected monthly owner costs include taxes, insurance, and utilities. They are not the mortgage principal-and-interest payment alone.

Riverside County QuickFacts put the county at 2,544,916 residents (July 1, 2025), a 69.1% owner-occupancy rate, a $557,300 median owner-occupied value (2020-2024), and 17.1% of residents age 65 or older. The City of Riverside is a different municipality, with a 56.8% owner-occupancy rate, a $584,800 citywide median, and only 12.0% of residents age 65 or older. Menifee's higher owner occupancy and older citywide age share reflect Sun City sitting inside the city limits, plus newer family tracts that pull the 65-and-over share back toward the county average. Neighborhood names are not appraisals. Murrieta, Temecula, Perris, Lake Elsinore, Canyon Lake, and Wildomar are separate places. City history records incorporation on October 1, 2008, as Riverside County's 26th city, after voters approved it on June 3, 2008.

I compare HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds as an independent broker. I do not invent a Menifee reverse-mortgage volume number. HUD Snapshot files are loan-level FHA endorsement records. HUD does not publish a verified city ranking that I can reproduce here.

How a Menifee Property Gets Reviewed

A Menifee reverse mortgage is not decided by the street name. I look at the actual property. One parcel can sit in a FEMA flood zone, a Fire Hazard Severity Zone, and a CFD at the same time. Another parcel two miles south may have none of them.

The useful order is: property, then zoning, then flood overlays, then Fire Hazard Severity Zone, then HOA documents if any, then legal unit count, then permits, then appraisal, then insurance, then title and liens, then HUD or lender requirements.

A hypothetical example, not a client story: a house along Salt Creek can raise FEMA AE questions without raising Mello-Roos questions. An Audie Murphy Ranch or Legado home can carry CFD special taxes without sitting in an SFHA. A Sun City ranch house can raise HOA residual-income and condition questions without raising flood questions. I will not assign a flood zone or CFD to Sun City, Quail Valley, or Romoland as a whole. Check the parcel.

How Much Can a Menifee Homeowner Get?

"How much can I actually get?" is the question on nearly every first call. On a HECM, proceeds start from the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse at the expected rate. MCA is the lesser of the appraised value and $1,249,125. The principal limit is a fraction of MCA. It is not the home's value and not cash in hand.

The following example is illustrative. It uses the City of Menifee Census median owner-occupied value of $537,300 as a stand-in appraisal, a youngest borrower age of 70, and a 7.000% expected rate as of 22 September 2026 from the site's HECM factor tables. HUD Principal Limit Factors are not linear. Ages 70 and 71 are both 37.0% at 7.000%. Do not interpolate.

Illustrative HECM math at 7.000% expected rate, as of 22 September 2026. Not a quote.
Item Amount
Appraised value (illustrative median) $537,300
HECM Maximum Claim Amount $537,300 (lesser of value and $1,249,125)
Principal limit (age 70 at 37.0%) $198,801
Initial MIP (2.00% of MCA) $10,746
Origination (HUD cap) $6,000
Third-party closing costs (estimate) $4,000
Net before existing liens about $178,055
If a $150,000 first mortgage is paid off about $28,055 leftover

Origination on this MCA would calculate as 2% of the first $200,000 plus 1% of the remainder, which is $7,373, then HUD's $6,000 cap applies (24 CFR 206.31). Third-party costs vary. A Life Expectancy Set-Aside, if required after the financial assessment, would reduce leftover cash further. At the same value and rate, age 62 is $167,638 of principal limit (31.2%), age 72 is $199,876 (37.2%), age 75 is $214,920 (40.0%), and age 80 is $239,636 (44.6%).

That leftover-cash math is the Menifee proceeds story. The $1,249,125 federal cap is usually not the binding limit. A remaining first mortgage is. After a $150,000 first, leftover on this median is about $28,055. A $200,000 first leaves a shortfall of about $21,945 on the same cost stack, so that illustration does not close without cash to the table or a different structure. Compared with the City of Riverside Census median of $584,800, Menifee's lower median produces less leftover before liens. That is when a Reverse Mortgage Second belongs on the same worksheet.

The reverse mortgage calculator is a directional estimate with no personal information required. First-year HECM draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25). That rule is a disbursement limit. It is not the MIP rate.

Salt Creek, Flood Zones and Flood Insurance

Yes, a Menifee home can potentially qualify for a reverse mortgage while located in a flood zone. The property must still satisfy the applicable FHA/HUD and flood-insurance requirements. Being near Salt Creek or Paloma Wash is not the same as being in a mapped Special Flood Hazard Area.

The City participates in the National Flood Insurance Program (CID 060176). Safety Element S-3 places Menifee in the lower San Jacinto River basin. Most flooding is along the San Jacinto River, Salt Creek, and smaller drainages along the city boundary, including Ethanac Wash, the creek through Quail Valley, Paloma Wash, and Warm Springs Creek. Salt Creek is a regional channel that receives stormwater from unincorporated county land to the east and discharges into Canyon Lake. The City's Local Hazard Mitigation Plan also flags Line A, remaining SFHA along the northern boundary in the Romoland and Homeland drainage area, rural land east of Murrieta Road and south of Holland Road, and the upstream end of Paloma Wash east of Interstate 215 and south of Garbani Road.

Municipal Code section 7.20.050 requires tentative maps to conform with Chapter 4.2 (Floodplain Management for Noncoastal Communities). HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in an SFHA, the community must participate in the NFIP and a qualifying flood policy must be maintained. Standard homeowners insurance does not cover flood. The Safety Element notes that FEMA study areas are limited and that Riverside County also publishes flood hazard zones, including Paloma Wash and Warm Springs Creek, that sit outside the FIRM. A county flood overlay that is wider than the FIRM can still change permits. It does not by itself create the HUD flood-insurance duty unless the dwelling is also in an SFHA. Confirm the address on FEMA's Flood Map Service Center . See flood-zone eligibility and the flood-insurance process.

Fire Hazard Severity Zones and Insurance

A Fire Hazard Severity Zone does not automatically reject a reverse mortgage. The City of Menifee Fire Hazard Severity Zones page states that the Office of the State Fire Marshal issued 2025 recommended Local Responsibility Area maps for Riverside County on March 24, 2025. Senate Bill 63 requires Moderate, High, and Very High classes in the LRA. Section 8.21.070 adopts those State Fire Marshal recommendations under Ordinance 2025-416. A mapped zone can change homeowners insurance placement and 100-foot defensible-space documentation in Very High areas. HUD still tests the dwelling under 24 CFR 206.45 and required repairs under 24 CFR 206.47. Check the City's Menifee-specific map for the parcel. Do not treat the whole city as Very High.

Sun City, Older Homes and HOAs

Sun City is not a separate city. City history records it as a Del Webb active-retirement community from the 1960s that remains centrally located inside Menifee, with Quail Valley in the northwest and portions of Romoland in the northeast. Menifee Lakes followed in 1989. That mix is the housing file: 1960s retirement tract, 1989 lake community, and post-incorporation master-planned tracts. If you mean Sun City, Arizona, that is an unincorporated Maricopa County community. Use Reverse Mortgage in Sun City, AZ.

I have not found a published citywide historic-district list for Menifee comparable to the City of Riverside's Title 20 districts. Older Sun City stock still raises HUD condition questions under 24 CFR 206.47. Unpermitted additions, deferred maintenance, and a living area the City does not recognize stall files whether or not the house sits in a named community.

HOA dues are a Menifee residual-income issue. A Life Expectancy Set-Aside can take taxes and insurance off the monthly leftover. It does not pay HOA dues. Special assessments for roofs or streets can fail a worksheet that cleared last year. Ask for the current budget before anyone orders the appraisal. See reverse mortgages and HOA dues.

ADUs, Condos and Manufactured Homes

An ADU does not automatically qualify or disqualify a Menifee reverse mortgage. Development Code Chapter 9.295 sets criteria for accessory dwelling units and junior accessory dwelling units. They are approved ministerially through building plan check, without a discretionary hearing, and the City must act within 60 days when an existing single-family dwelling is on the lot. The City also publishes a Permit Ready ADU program with pre-reviewed plans. Unpermitted backyard units and garage conversions still show up in files. A permitted ADU can change occupancy, rental-income treatment, and unit count.

Some Menifee condominiums can qualify. A HECM generally requires HUD project approval or FHA Single Unit Approval. Master-planned attached housing often spends extra time on association documents. See California condo reverse mortgages.

A manufactured home can sometimes support a reverse mortgage if you own the home and the land as qualifying real property, on a permanent foundation, with title that a mortgage can attach to. The Development Code treats a manufactured home on a permanent foundation as a site-built single-family dwelling for zoning. HUD's property rules are separate from that zoning definition. I do not publish a City park inventory I cannot independently verify. See manufactured-home reverse mortgages .

Existing Mortgages, PACE and Special Assessments

A first-lien HECM or proprietary reverse mortgage generally requires existing liens to be paid at closing. That includes a first mortgage, a HELOC, other recorded mortgages, and typically a PACE assessment. A homeowner can have substantial equity and still receive less cash than expected because those payoffs and required costs come out of the principal limit.

HUD Mortgagee Letter 2017-18 says a property that will remain encumbered with a PACE obligation is not eligible for an FHA-insured HECM. The payoff is a Mandatory Obligation and may use HECM proceeds. Remaining PACE encumbrance is an FHA eligibility fail. See PACE and reverse mortgage subordination.

Direct assessments and Community Facilities District special taxes are different. They generally stay on the Riverside County tax bill after closing. HUD's financial assessment counts them as property charges (24 CFR 206.37). A Life Expectancy Set-Aside, if required, can reduce leftover cash further (24 CFR 206.205). City of Menifee CFD documents list many districts, including CFD 2012-1 Audie Murphy Ranch, CFD 2015-2 citywide maintenance with annexed zones such as Heritage Lake and Cimarron, CFD 2022-3 Legado, CFD 2023-1 Rockport Ranch, and CFD 2023-2 Cimarron Ridge. Those names do not mean every Menifee home is in a CFD. Older Sun City infill often is not in the newer bonded districts. Read the actual tax bill.

HECM vs. Proprietary and Reverse Mortgage Seconds

A HECM is FHA-insured and uses HUD Principal Limit Factors. A proprietary reverse mortgage is a lender program, not FHA-insured, and can use different age floors and property rules. On the City of Menifee Census median, the HECM cap is not the binding limit. Proprietary still matters when the borrower is 55 to 61 or when property type does not fit a HECM overlay. A Reverse Mortgage Second can leave an existing first in place if that first qualifies. On this median, leftover after a $150,000 first is thin, and a $200,000 first does not cover the illustration, so a second-lien comparison is often the practical next step. See HECM vs proprietary.

HECM for Purchase in Menifee

HECM for Purchase can be used to buy a principal residence in the City of Menifee if you are 62 or older and will occupy the home. You still bring a large down payment. Illustration only, same 7.000% expected-rate assumption as of 22 September 2026: on a $537,300 purchase with a 70-year-old youngest borrower, leftover HECM proceeds toward the price after the standard cost stack are about $178,055, so cash to close is on the order of $359,245 before earnest money and before any seller credit. That is not a quote. The condo or specific-plan house still has to meet project, flood, and occupancy rules. See HECM for Purchase.

Property Taxes, Proposition 13 and Proposition 19

A reverse mortgage does not erase Menifee property taxes. California's 1% Proposition 13 rate applies to assessed value, not today's sale price. City of Menifee bills are issued through Riverside County, the same treasurer as the City of Riverside, but the levy mix is parcel-specific. CFD special taxes and other direct assessments, if they apply to the parcel, appear as separate line items. A reverse mortgage is not a sale and does not reset that base. Proposition 19 questions arise later, if the home is sold or inherited, not at origination. The excluded amount for parent-to-child transfers is the factored base-year value plus an inflation-adjusted cap: $1,044,586 for transfers from February 16, 2025 through February 15, 2027 ( BOE NR 25-02 ). Menifee is not the City of Los Angeles. Measure ULA does not apply here.

What Can Delay a Menifee Reverse Mortgage?

Straightforward HECM files Jay originates often close in about 30 to 45 days. California Civil Code 1923.2(k) still requires seven days after the HUD counseling certificate before a final application and fees. These items more often push a City of Menifee file toward 45 to 60 days:

  • Flood determination across FEMA SFHA and incomplete county mapping, including Salt Creek, Paloma Wash, and the Romoland and Homeland drainage area.
  • Missing flood policy or an elevation issue in Zone AE or A.
  • Homeowners insurance that will not bind, including Fire Hazard Severity Zone underwriting.
  • HOA dues or special assessments that change residual-income or LESA sizing.
  • Unpermitted ADUs, garage conversions, or unclear legal unit count.
  • Condo HOA documents and HUD project approval or Single Unit Approval.
  • A PACE remaining-encumbrance payoff under Mortgagee Letter 2017-18.
  • CFD special taxes that change residual-income or LESA sizing.
  • Older Sun City condition items under 24 CFR 206.47.
  • Manufactured-home title, leased land, or missing permanent-foundation evidence.
  • Counseling timing and California's seven-day wait after the HUD certificate.

Menifee Reverse Mortgage Questions Homeowners Ask

Can I get a reverse mortgage in Menifee?

Yes, a City of Menifee homeowner can potentially qualify for a reverse mortgage if age, occupancy, equity, and property requirements are met. The City of Menifee is in Riverside County. It is not the City of Riverside, and it is not Murrieta, Temecula, Perris, Lake Elsinore, Canyon Lake, or Wildomar. Sun City is a neighborhood inside Menifee, not a separate city. The file is originated against a specific parcel, not against a 92586 ZIP or a Sun City mailing label.

How much can I get from a reverse mortgage in Menifee?

On a HECM, proceeds equal the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse, at the expected rate locked for the case. For 2026, MCA is the lesser of the appraised value and $1,249,125. Menifee city's Census median owner-occupied value of $537,300 is well below that cap, so MCA on a typical median is the appraised value. MCA is not cash to the homeowner. On the city median at age 70 and a 7.000% expected rate as of 22 September 2026, leftover before liens is about $178,055. After a $150,000 first, leftover is about $28,055. A $200,000 first on the same illustration does not cover the payoff after costs.

What is the 2026 HECM limit?

The 2026 nationwide HECM Maximum Claim Amount is $1,249,125 (HUD Mortgagee Letter 2025-22). That figure is the FHA insurance cap, not the cash a Menifee homeowner receives. Principal limit, costs, and existing liens still apply. A home appraised above the cap does not produce a larger HECM principal limit.

Is Menifee the same as Riverside for a reverse mortgage?

No. This page is written for the City of Menifee. The City of Riverside is a separate municipality about 30 miles northwest, with different flood mapping, a Title 20 historic-district system, and a lower owner-occupancy rate. Both cities sit in Riverside County, so tax bills run through the same county treasurer, but permits, flood overlays, fire maps, and CFDs change at the city line. Confirm the grant deed and tax bill.

Can I get a reverse mortgage if my Menifee home is in a flood zone?

Yes, a Menifee home can potentially qualify while located in a flood zone if FHA/HUD and flood-insurance rules are met. HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in a Special Flood Hazard Area, the community must participate in the NFIP and a qualifying flood policy must be maintained. The City participates in the NFIP (CID 060176) and administers floodplain management under Chapter 4.2. Menifee sits in the lower San Jacinto River basin. Salt Creek, Paloma Wash, Warm Springs Creek, Ethanac Wash, and the creek through Quail Valley are the local drainages. Living near Salt Creek is not the same as being mapped in an SFHA. Check FEMA's map for the parcel.

Do Fire Hazard Severity Zones stop a reverse mortgage in Menifee?

Not automatically. The Office of the State Fire Marshal issued 2025 recommended Local Responsibility Area maps for Riverside County on March 24, 2025. Menifee Municipal Code section 8.21.070 adopts those Moderate, High, and Very High designations under Ordinance 2025-416. A mapped zone can change insurance placement and defensible-space documentation. It is not a published HUD denial. Check the City's Menifee-specific FHSZ map. Do not assign a zone to Sun City, Quail Valley, or Romoland as a whole.

Can I get a reverse mortgage if I have an ADU?

An ADU does not automatically qualify or disqualify a Menifee reverse mortgage. Development Code Chapter 9.295 sets criteria for ADUs and junior ADUs. They are approved ministerially through building plan check. The City also publishes a Permit Ready ADU program with pre-reviewed plans. Unpermitted backyard units and garage conversions are a title and appraisal problem. HUD occupancy under 24 CFR 206.39 still has to match how the property is actually used.

Can I get a reverse mortgage on a Menifee condo?

Some Menifee condominiums can qualify, but a HECM generally needs HUD project approval or FHA Single Unit Approval. Attached-housing projects and master-planned tracts often spend extra time on association documents, master insurance, and owner-occupancy mix. Proprietary programs may use different project rules. Do not assume a particular building is approved.

Does living in Sun City prevent a reverse mortgage?

No. Sun City is a Del Webb retirement community from the 1960s that is now a neighborhood inside the City of Menifee. It is not a separate city and not a published HUD ineligibility rule. Older housing, HOA dues, and occupancy still matter. HUD wants an eligible 1-to-4 family dwelling you occupy (24 CFR 206.45) that is sound and sanitary (24 CFR 206.47). HOA dues count as property charges on the financial assessment. They are not covered by a tax-and-insurance set-aside. If you mean Sun City, Arizona, that is a different community. Use the Sun City, Arizona reverse mortgage hub.

Can I keep my existing first mortgage?

A first-lien HECM or proprietary reverse mortgage generally pays off existing mortgages at closing. A Reverse Mortgage Second can, if the first loan and the property qualify, sit behind a fixed-rate fully amortized first so that first stays in place. On the City of Menifee Census median, leftover HECM cash after a $150,000 first is thin, and a $200,000 first does not cover the illustration after costs. A Reverse Mortgage Second is often the comparison when you want to keep a low-rate first.

Can PACE or Mello-Roos affect a reverse mortgage?

Yes. The City of Menifee publishes Community Facilities Districts, including a citywide maintenance CFD 2015-2 with annexed zones and bonded districts such as Audie Murphy Ranch, Heritage Lake, Legado, Rockport Ranch, and Cimarron Ridge. Those charges are parcel-specific. Current CFD special taxes generally stay on the Riverside County tax bill. HUD's financial assessment counts them as property charges (24 CFR 206.37). Read the actual tax bill.

Can I use a reverse mortgage to buy a home in Menifee?

Yes, through HECM for Purchase, if you are 62 or older and will occupy the home as a principal residence. You still bring a large down payment. HUD proceeds are the principal limit, not the purchase price. Because many City of Menifee values sit well below $1,249,125, MCA is typically the purchase price rather than the federal cap. California Civil Code 1923.2(k) requires seven days after HUD counseling before a final application and fees.

How long does a Menifee reverse mortgage take?

Straightforward HECM files Jay originates often close in about 30 to 45 days. California Civil Code 1923.2(k) requires seven days after HUD counseling before a final application and fees. Flood determination across FEMA SFHA and incomplete county mapping, flood-insurance placement, Fire Hazard Severity Zone insurance, HOA residual-income sizing, unpermitted ADUs, PACE payoffs, and CFD charges more often push Menifee files toward 45 to 60 days.

Does Jay Zayer serve Menifee?

Yes. Jay Zayer, CRMP, is an independent reverse mortgage professional who serves City of Menifee homeowners through ReverseMortgage.coach. He is licensed in California and Arizona (CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713) and originates as a broker comparing HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds. He lives in San Marcos and does not maintain a public office in Menifee.

Costs, Obligations, and When It May Not Fit

A reverse mortgage does not erase property taxes, homeowners insurance, flood insurance if required, HOA dues, or the duty to keep the home in reasonable repair and occupy it as a principal residence. Those occupancy obligations remain after closing. If they are not kept current, the loan can become due and payable. A longer cost walkthrough is on how much a reverse mortgage costs.

A reverse mortgage may not fit if you plan to move soon, if leftover proceeds after paying liens and costs are too small to matter, if the property cannot meet program or insurance requirements, or if selling is the clearer family plan. I will say so. My test is simple: I will not recommend a loan I would not put my own parents in. Alternatives can include keeping the current mortgage, a conventional cash-out or HELOC if you qualify, a Reverse Mortgage Second behind a loan you want to keep, or selling. None of those is automatically better.

Who Jay Zayer Is

I am Jay Zayer, a Certified Reverse Mortgage Professional. I have spent 18 years focused exclusively on reverse mortgages. I live in San Marcos, in North County San Diego. I do not keep a Menifee storefront. When a City of Menifee homeowner asks me to look at a property, I work it the same way I work the rest of California: address-level title, insurance, flood determination, CFD charges, HOA dues, and product math, not a city slogan. Licenses: CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713. I originate as an independent broker under ZING Reverse Mortgage Advisors.

Before I quote numbers I ask what you want your finances and housing to look like five or ten years from now. The most common mistake I see is focusing almost entirely on the interest rate. Adult children often start out against the loan. The conversation changes once they understand their parents keep ownership and that a HECM is non-recourse. Adult children are my number one referral source. I was published in HousingWire on a $42,000 origination-fee case. More: about Jay Zayer.

If you are a Menifee homeowner, or an adult child helping one, call 760-271-8646 or Talk to Jay . The conversation is free. If a reverse mortgage is the wrong answer, I will say so.

What to Look at Next

If you are a City of Menifee homeowner trying to decide whether a reverse mortgage could work on your specific house, start with the numbers and the property. Run a directional estimate on the calculator , compare structures on the reverse mortgage guide , proprietary programs , Reverse Mortgage Second , and HECM for Purchase , or ask a narrower question in Ask Jay . The readiness assessment is a useful first pass before we model liens, flood insurance, CFDs, HOA dues, and overlays on your address.

If you want to talk through a specific Menifee property, call 760-271-8646 or Talk to Jay . The conversation is free. If a reverse mortgage is the wrong answer, I will say so.
