Reverse Mortgage in Sun City, AZ

On the Sun City, Arizona Census median of $280,900, an age-70 HECM leftover is about $89,506 before liens, and about $39,506 after a $50,000 first. A $100,000 first does not cover that illustration after costs. Homeowners 62 or older (55 on some proprietary programs) can use a HECM or a proprietary reverse mortgage with no required monthly mortgage payment on that reverse loan. You keep title and still pay taxes, insurance, and recreation-center and HOA charges. I live in San Marcos. Arizona does not add California's seven-day counseling wait.

Jay Zayer, CRMP, is an independent reverse mortgage broker. This page is the Sun City reverse mortgage resource on ReverseMortgage.coach. It is written for homeowners in unincorporated Sun City, Arizona, in Maricopa County, not for Sun City West, Surprise, Peoria, Phoenix, or Sun City inside the City of Menifee, California.

What matters for a Sun City homeowner

  • CDP median owner-occupied value is $280,900, well below the 2026 HECM cap. Age-70 leftover before liens is about $89,506.
  • A $50,000 first leaves about $39,506 on that median. A $100,000 first does not cover the illustration after costs.
  • 74.7% of residents are 65 or older. The Senior Citizen Overlay and SCHOA still require a 55-and-over occupant.
  • RCSC charges $680 a year as of January 1, 2026, whether or not you use the recreation centers. SCHOA and some tract associations add more.
  • Arizona does not add California's seven-day counseling wait. HUD-approved counseling is still required for a HECM.

MCA is the lesser of the appraised value and the 2026 HECM limit of $1,249,125. Leftover subtracts initial MIP (2.00% of MCA), origination (HUD-capped), and about $4,000 of third-party costs. Existing mortgages come out next. The calculator and the Home Value Range Estimator are directional only. An AVM is not an appraisal.

How much you may access is not the home's value and not the 2026 FHA Maximum Claim Amount of $1,249,125. On a HECM it is a principal limit, then leftover cash after costs and existing liens. The calculator shows a directional estimate. It does not ask for your name, email, phone number, or Social Security number.

Reverse Mortgages in Sun City, Arizona

Yes, a Sun City, Arizona homeowner can potentially use a reverse mortgage if age, occupancy, equity, and the specific property meet the program's rules. Eligibility is decided on the parcel, not on the community name.

A reverse mortgage lets a homeowner 62 or older (55 on some proprietary programs) convert part of home equity into a line of credit, lump sum, or monthly advances without a required monthly mortgage payment on that reverse loan. The home remains yours. You still pay property taxes, hazard insurance, flood insurance if required, Recreation Centers of Sun City assessments, and any HOA dues. The most common first-lien product is the FHA-insured Home Equity Conversion Mortgage (HECM).

HECM qualification is specific. The youngest borrower must be 62. You must own the home and occupy it as your principal residence. HUD-approved counseling is required. Arizona does not add California Civil Code 1923.2(k)'s seven-day wait after counseling. The lender still runs a financial assessment of property-charge history and residual income. If that assessment is thin, a Life Expectancy Set-Aside can pay taxes and insurance from the loan. HUD does not publish a Sun City FICO cutoff. Unused line of credit after year one follows the note; first-year draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25).

For 2026, the HECM Maximum Claim Amount is the lesser of appraised value and $1,249,125 ( HUD HECM , Mortgagee Letter 2025-22). U.S. Census Bureau QuickFacts for Sun City CDP, Arizona reports a April 1, 2020 Census population of 39,931, with 74.7% of residents age 65 or older. Owner occupancy is 84.2% (2020-2024 ACS). Median owner-occupied value is $280,900. Median selected monthly owner costs are $1,154 with a mortgage and $416 without a mortgage. Selected monthly owner costs include taxes, insurance, and utilities. They are not the mortgage principal-and-interest payment alone.

Sun City West CDP is a different place: 25,806 people in 2020, 85.0% age 65 or older, and a $377,800 median owner-occupied value. Phoenix city's median is $420,700 with only 12.2% of residents 65 or older. Maricopa County's median is $452,800. Those figures do not replace a Sun City appraisal. Sun City Home Owners Association describes Sun City as an unincorporated active-adult community northwest of downtown Phoenix with no city government. Recreation Centers of Sun City, Inc. is a separate nonprofit that operates the recreation facilities.

I compare HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds as an independent broker. I do not invent a Sun City reverse-mortgage volume number. HUD Snapshot files are loan-level FHA endorsement records. HUD does not publish a verified CDP ranking that I can reproduce here.

How a Sun City Property Gets Reviewed

A Sun City reverse mortgage is not decided by the recreation-center name. I look at the actual property. One parcel can sit in a FEMA flood zone, carry an RCSC Facilities Agreement, and sit in a tract HOA at the same time. Another parcel a mile away may have none of the flood overlay.

The useful order is: property, then Senior Citizen Overlay and SCHOA occupancy, then flood overlays, then RCSC and association ledgers, then legal unit count, then permits, then appraisal, then insurance, then title and liens, then HUD or lender requirements.

A hypothetical example, not a client story: a paid-off ranch house can clear leftover-cash math and still fail residual income if RCSC, SCHOA, and a tract HOA stack on a thin Social Security check. A condo can clear occupancy and still stall on HUD project approval. I will not assign a flood zone or a dues amount to Sun City as a whole. Check the parcel.

How Much Can a Sun City Homeowner Get?

"How much can I actually get?" is the question on nearly every first call. On a HECM, proceeds start from the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse at the expected rate. MCA is the lesser of the appraised value and $1,249,125. The principal limit is a fraction of MCA. It is not the home's value and not cash in hand.

The following example is illustrative. It uses the Sun City CDP Census median owner-occupied value of $280,900 as a stand-in appraisal, a youngest borrower age of 70, and a 7.000% expected rate as of 22 September 2026 from the site's HECM factor tables. HUD Principal Limit Factors are not linear. Ages 70 and 71 are both 37.0% at 7.000%. Do not interpolate.

Illustrative HECM math at 7.000% expected rate, as of 22 September 2026. Not a quote.
Item Amount
Appraised value (illustrative median) $280,900
HECM Maximum Claim Amount $280,900 (lesser of value and $1,249,125)
Principal limit (age 70 at 37.0%) $103,933
Initial MIP (2.00% of MCA) $5,618
Origination (calculated, under HUD cap) $4,809
Third-party closing costs (estimate) $4,000
Net before existing liens about $89,506
If a $50,000 first mortgage is paid off about $39,506 leftover

Origination on this MCA calculates as 2% of the first $200,000 plus 1% of the remainder, which is $4,809. That is above HUD's $2,500 floor and below the $6,000 cap, so the cap does not apply (24 CFR 206.31). Third-party costs vary. A Life Expectancy Set-Aside, if required after the financial assessment, would reduce leftover cash further. At the same value and rate, age 62 is $87,641 of principal limit (31.2%), age 72 is $104,495 (37.2%), age 75 is $112,360 (40.0%), age 80 is $125,281 (44.6%), and age 85 is $143,540 (51.1%).

That leftover-cash math is the Sun City proceeds story. The $1,249,125 federal cap is not the binding limit. A remaining first mortgage is. After a $50,000 first, leftover on this median is about $39,506. A $100,000 first leaves a shortfall of about $10,494 on the same cost stack, so that illustration does not close without cash to the table or a different structure. Compared with Phoenix city's leftover of about $137,245 on a $420,700 median, Sun City's lower median produces less leftover before liens. That is when a Reverse Mortgage Second belongs on the same worksheet. Age also matters more here than in Phoenix: 74.7% of Sun City residents are 65 or older, so an age-80 illustration is a real file pattern, not a curiosity.

The reverse mortgage calculator is a directional estimate with no personal information required. First-year HECM draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25). That rule is a disbursement limit. It is not the MIP rate.

Age Overlay, Occupancy and Snowbirds

Sun City's age rules and HUD's age rules are not the same thing. Maricopa County Zoning Ordinance Chapter 7, Section 703 requires each occupied dwelling in the Senior Citizen Overlay to have at least one occupant not less than 55, and generally bars a person 18 or under from residing there for more than 90 days. SCHOA CC&Rs require at least one occupant 55 or older and bar a person under 19 from occupying a unit for more than 90 days in any twelve-month period.

A HECM still requires the youngest borrower to be 62. The overlay does not lower HUD's age floor. Some proprietary reverse mortgages start at 55, which can matter when a 55-to-61 homeowner occupies a Sun City house that already meets the overlay. HUD occupancy under 24 CFR 206.39 still has to match how the property is actually used. A winter-only house that is a second home is not a HECM principal residence just because the recreation centers are nearby.

RCSC, SCHOA and Property Charges

Recreation Centers of Sun City and the Sun City Home Owners Association are not the same organization. RCSC operates recreation facilities under a recorded Facilities Agreement. SCHOA administers community CC&Rs and the age overlay. Some tracts also have their own association.

RCSC's fee sheet revised January 28, 2026 sets an annual property assessment of $680 per property, effective January 1, 2026. Deeded owners owe it whether or not they occupy the house or use the centers. Transfer-related Preservation and Improvement, Capital Improvement, and Transfer fees apply on a change of ownership. A reverse mortgage is a lien. It is not a sale, so those transfer fees are not an automatic origination cost. Unpaid annual assessments are a title and residual-income issue.

HUD's financial assessment counts recreation-center and HOA dues as property charges (24 CFR 206.37). A Life Expectancy Set-Aside, if required, can pay taxes and insurance from the loan (24 CFR 206.205). It does not pay RCSC or SCHOA. See reverse mortgages and HOA dues. Arizona has not enacted a statewide residential PACE program as of this page's research, but the recorded instrument and the tax bill still decide the file.

Flood Zones and Flood Insurance

Yes, a Sun City home can potentially qualify for a reverse mortgage while located in a flood zone. The property must still satisfy the applicable FHA/HUD and flood-insurance requirements. Living near a wash or a golf-course lake is not the same as being in a mapped Special Flood Hazard Area.

The Flood Control District of Maricopa County administers floodplain management in unincorporated Maricopa County. That is not Phoenix's city floodplain office and not Scottsdale Chapter 37. HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in an SFHA, the community must participate in the NFIP and a qualifying flood policy must be maintained. Standard homeowners insurance does not cover flood. Confirm the address on FEMA's Flood Map Service Center . See flood-zone eligibility and the flood-insurance process.

Condos and Property Types

Many Sun City files are site-built single-family houses. Some are condominiums. A HECM generally requires HUD project approval or FHA Single Unit Approval for a condo. See condo reverse mortgages for the project-approval mechanics. The California title on that article does not change the HUD rule.

A manufactured home can sometimes support a reverse mortgage if you own the home and the land as qualifying real property, on a permanent foundation, with title that a mortgage can attach to. I do not publish a Sun City park inventory I cannot independently verify. See manufactured-home reverse mortgages .

Existing Mortgages and Reverse Mortgage Seconds

A first-lien HECM or proprietary reverse mortgage generally requires existing liens to be paid at closing. That includes a first mortgage, a HELOC, and other recorded mortgages. A homeowner can have substantial equity and still receive less cash than expected because those payoffs and required costs come out of the principal limit.

A HECM is FHA-insured and uses HUD Principal Limit Factors. A proprietary reverse mortgage is a lender program, not FHA-insured, and can use different age floors and property rules. On the Sun City CDP Census median, the HECM cap is not the binding limit. Proprietary still matters when the borrower is 55 to 61. A Reverse Mortgage Second can leave an existing first in place if that first qualifies. On this median, leftover after a $50,000 first is modest, and a $100,000 first does not cover the illustration, so a second-lien comparison is often the practical next step. See HECM vs proprietary.

HECM for Purchase in Sun City

HECM for Purchase can be used to buy a principal residence in Sun City if you are 62 or older and will occupy the home. You still bring a large down payment. Illustration only, same 7.000% expected-rate assumption as of 22 September 2026: on a $280,900 purchase with a 70-year-old youngest borrower, leftover HECM proceeds toward the price after the standard cost stack are about $89,506, so cash to close is on the order of $191,394 before earnest money, before any seller credit, and before RCSC transfer-related fees that apply on a purchase. That is not a quote. The buyer still has to meet overlay and SCHOA occupancy rules. See HECM for Purchase.

Property Taxes, LPV and Senior Valuation Protection

A reverse mortgage does not erase Sun City property taxes. Bills run through Maricopa County. Most Arizona property tax is calculated from Limited Property Value, not today's sale price. Proposition 117 generally limits annual LPV increases to 5 percent. A reverse mortgage is not a sale and does not by itself reset that base. See the Maricopa County Assessor Senior Valuation Protection page if you already qualify for that program. I do not quote income or age cutoffs from memory. Confirm current eligibility with the assessor.

What Can Delay a Sun City Reverse Mortgage?

Straightforward HECM files Jay originates often close in about 30 to 45 days. Arizona does not have California's seven-day counseling wait. HUD-approved counseling is still required. These items more often push a Sun City file toward 45 to 60 days:

  • Flood determination through the Flood Control District of Maricopa County and FEMA's map.
  • Missing flood policy or an elevation issue in an SFHA.
  • RCSC, SCHOA, or tract HOA dues that change residual-income or LESA sizing.
  • Unpaid recreation-center assessments on title.
  • Condo HOA documents and HUD project approval or Single Unit Approval.
  • Occupancy documentation for a winter-resident or second-home pattern.
  • Senior Citizen Overlay or SCHOA occupancy questions when a younger occupant is in the house.
  • Property-condition repairs under 24 CFR 206.47 on older 1960s stock.
  • Manufactured-home title, leased land, or missing permanent-foundation evidence.
  • Counseling timing even though Arizona has no seven-day statute.

Sun City Reverse Mortgage Questions Homeowners Ask

Can I get a reverse mortgage in Sun City?

Yes, a Sun City, Arizona homeowner can potentially qualify for a reverse mortgage if age, occupancy, equity, and property requirements are met. Sun City is an unincorporated census-designated place in Maricopa County. It is not an incorporated city, not Sun City West, and not Surprise, Peoria, El Mirage, Youngtown, or Phoenix. It is also not Sun City inside the City of Menifee, California. The file is originated against a specific parcel, not against an 85351 ZIP or a recreation-center mailing label.

How much can I get from a reverse mortgage in Sun City?

On a HECM, proceeds equal the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse, at the expected rate locked for the case. For 2026, MCA is the lesser of the appraised value and $1,249,125. Sun City CDP's Census median owner-occupied value of $280,900 is well below that cap, so MCA on a typical median is the appraised value. MCA is not cash to the homeowner. On that median at age 70 and a 7.000% expected rate as of 22 September 2026, leftover before liens is about $89,506. After a $50,000 first, leftover is about $39,506. A $100,000 first on the same illustration does not cover the payoff after costs.

What is the 2026 HECM limit?

The 2026 nationwide HECM Maximum Claim Amount is $1,249,125 (HUD Mortgagee Letter 2025-22). That figure is the FHA insurance cap, not the cash a Sun City homeowner receives. Principal limit, costs, and existing liens still apply. A home appraised above the cap does not produce a larger HECM principal limit.

What are the requirements for a reverse mortgage in Sun City?

For a HECM, the youngest borrower must be 62, own the home, and occupy it as a principal residence. HUD-approved counseling is required. Arizona does not add California's seven-day counseling wait. The Senior Citizen Overlay and SCHOA still require a 55-and-over occupant. You must keep paying Maricopa County property taxes, insurance, the Recreation Centers of Sun City assessment of $680 per property as of January 1, 2026, and any SCHOA or tract dues. Proceeds depend on age, expected rate, and leftover cash after costs and existing liens. Some proprietary programs start at 55, which can match the overlay when a HECM cannot. Jay is licensed in Arizona (AZ #1022722) and lives in San Marcos. Sun City West, Surprise, Peoria, and Phoenix are different pages.

What disqualifies you from a reverse mortgage in Sun City?

A HECM can fail if the youngest borrower is under 62, the house is not the principal residence, a remaining first mortgage exceeds leftover cash after costs, required flood or hazard insurance will not bind, property taxes or association dues are not payable, or a condo project is not HUD-approved. The 55-and-over overlay does not disqualify a 62-year-old HECM borrower. A $100,000 remaining first on the CDP median illustration does not cover the payoff after costs, which is a leftover-cash problem, not a community-wide denial. HUD does not publish a Sun City FICO cutoff. The financial assessment looks at property-charge history and residual income, including RCSC and SCHOA charges.

What is the biggest problem with a reverse mortgage in Sun City?

Search results often treat Sun City as a jumbo or 55-plus product market. The CDP Census median owner-occupied value is $280,900, well below the 2026 HECM cap of $1,249,125. On that median at age 70 and a 7.000% expected rate as of 22 September 2026, leftover before liens is about $89,506. After a $50,000 first, leftover is about $39,506. A $100,000 first does not cover the illustration after costs. You keep title. Heirs are not personally liable for a shortfall (24 CFR 206.27(b)(8)). RCSC's $680 annual assessment as of January 1, 2026 is a property charge HUD counts, not an automatic denial. You still pay taxes and insurance after closing.

Which banks offer reverse mortgages in Sun City?

A reverse mortgage is not a checking-account product at a particular Sun City bank. HECMs are originated by FHA-approved lenders and brokers. Loan-officer pages that list Sun City West are a different census-designated place with a higher Census median. Those listings are not leftover-cash math on a remaining first that can exceed the Sun City illustration after costs. Jay Zayer, CRMP, originates as an independent broker from San Marcos (AZ license #1022722) and compares HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds on the parcel. HUD-approved counseling is independent of any lender.

Does bad credit stop a reverse mortgage in Sun City?

Not automatically. HUD does not publish a Sun City FICO cutoff for HECMs. The financial assessment looks at property-charge history and residual income, including Recreation Centers of Sun City and SCHOA charges. Unpaid Maricopa County property taxes, lapsed homeowners insurance, or unpaid RCSC assessments are the credit facts that more often stop or delay a file. A Life Expectancy Set-Aside can pay taxes and insurance from the loan if residual income is thin. It does not pay RCSC or SCHOA dues. A claim that there is no credit review is not the HUD financial-assessment rule.

Is Sun City the same as Phoenix or Sun City West?

No. This page is written for unincorporated Sun City, Arizona. Phoenix is a separate incorporated city. Sun City West is a separate CDP with a higher Census median and an even higher 65-and-over share. Permits, flood administration, recreation-center contracts, and CC&Rs change at those lines. Confirm the grant deed and the Maricopa County tax bill.

Is this the same as Sun City in California?

No. Sun City, Arizona is an unincorporated Del Webb community in Maricopa County. Sun City, California is a neighborhood inside the City of Menifee. If that is your house, use the Menifee reverse mortgage hub. California Civil Code 1923.2(k) applies there. It does not apply in Arizona.

Does the 55-and-over age overlay prevent a reverse mortgage?

No. Maricopa County Zoning Ordinance Chapter 7, Section 703 requires occupied dwellings in the Senior Citizen Overlay to have at least one occupant 55 or older, and generally bars residents 18 or under for more than 90 days. SCHOA CC&Rs use a similar 55-and-over rule and bar residents under 19 for more than 90 days in a twelve-month period. A HECM still requires the youngest borrower to be 62. Some proprietary programs start at 55, which can match the overlay when a HECM cannot. HUD occupancy under 24 CFR 206.39 still has to match how the property is actually used.

Can I get a reverse mortgage if my Sun City home is in a flood zone?

Yes, a Sun City home can potentially qualify while located in a flood zone if FHA/HUD and flood-insurance rules are met. HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in a Special Flood Hazard Area, the community must participate in the NFIP and a qualifying flood policy must be maintained. Unincorporated Maricopa County floodplain administration is handled by the Flood Control District of Maricopa County. Living near a wash or a golf course is not the same as being mapped in an SFHA. Check FEMA's map for the parcel.

Do RCSC or SCHOA fees stop a reverse mortgage?

Not automatically. Recreation Centers of Sun City charges an annual property assessment of $680 per property as of January 1, 2026, whether or not you use the recreation centers. SCHOA and some tract associations add their own charges. HUD's financial assessment counts those as property charges (24 CFR 206.37). A Life Expectancy Set-Aside can pay taxes and insurance from the loan. It does not pay recreation-center or HOA dues. Unpaid RCSC assessments can affect title. Read the Facilities Agreement and the current association ledger.

Can I get a reverse mortgage on a Sun City condo?

Some Sun City condominiums can qualify, but a HECM generally needs HUD project approval or FHA Single Unit Approval. Association documents, master insurance, and owner-occupancy mix take extra time. Proprietary programs may use different project rules. Do not assume a particular building is approved.

Can I keep my existing first mortgage?

A first-lien HECM or proprietary reverse mortgage generally pays off existing mortgages at closing. A Reverse Mortgage Second can, if the first loan and the property qualify, sit behind a fixed-rate fully amortized first so that first stays in place. On the Sun City CDP Census median, leftover HECM cash after a $50,000 first is modest, and a $100,000 first does not cover the illustration after costs. A Reverse Mortgage Second is often the comparison when you want to keep a low-rate first.

Can I use a reverse mortgage to buy a home in Sun City?

Yes, through HECM for Purchase, if you are 62 or older and will occupy the home as a principal residence. You still bring a large down payment. HUD proceeds are the principal limit, not the purchase price. Because many Sun City values sit well below $1,249,125, MCA is typically the purchase price rather than the federal cap. The buyer still has to meet the Senior Citizen Overlay and SCHOA occupancy rules. Arizona does not add California's seven-day counseling wait. HUD-approved counseling is still required for a HECM.

Can a snowbird get a reverse mortgage on a Sun City house?

A HECM requires the borrower to occupy the home as a principal residence (24 CFR 206.39). Seasonal travel does not automatically disqualify the loan, but a house that is actually a second home or a rental is a different occupancy story. RCSC member-card rules, including the 75-mile other-Arizona-residence test, are association rules. They are not HUD occupancy rules. The application, the driver's license, and how the home is used have to match.

How long does a Sun City reverse mortgage take?

Straightforward HECM files Jay originates often close in about 30 to 45 days. Arizona does not have California's seven-day counseling wait. HUD-approved counseling is still required for a HECM. Flood determination, flood-insurance placement, RCSC or SCHOA residual-income sizing, condo project approval, occupancy documentation for a winter-resident pattern, and repair set-asides more often push Sun City files toward 45 to 60 days.

Does Jay Zayer serve Sun City?

Yes. Jay Zayer, CRMP, is an independent reverse mortgage professional who serves Sun City, Arizona homeowners through ReverseMortgage.coach. He is licensed in California and Arizona (CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713) and originates as a broker comparing HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds. He lives in San Marcos and does not maintain a public office in Sun City.

Do I need a jumbo reverse mortgage in Sun City?

Usually no. Sun City CDP's Census median owner-occupied value of $280,900 is well below the 2026 HECM Maximum Claim Amount of $1,249,125. A typical median file is a HECM, not a proprietary jumbo. Jumbo products are a comparison when the appraisal exceeds the federal cap. They are not the default because the community is 55-and-over.

What happens to my heirs if I die with a reverse mortgage in Sun City?

On a HECM, your heirs do not inherit a monthly reverse-mortgage payment and are not personally liable for a shortfall (24 CFR 206.27(b)(8)). They can pay the outstanding balance, sell, or deed the home in lieu of foreclosure after the servicer's due-and-payable notice (24 CFR 206.125). If they sell after the loan is due, HUD's sale floor cannot exceed 95 percent of the current appraisal. An eligible non-borrowing spouse named in the original HECM documents may qualify for a Deferral Period and remain (24 CFR 206.55). Heirs still have to meet the Senior Citizen Overlay and SCHOA occupancy rules if they want to occupy. Recreation Centers of Sun City assessments stay with the property. A reverse mortgage is not a Maricopa County sale, so origination does not reset Limited Property Value.

What does a reverse mortgage cost in Sun City?

HECM closing costs are mostly the same nationwide: initial MIP is 2.00% of the Maximum Claim Amount (ML 2017-12), origination is the greater of $2,500 or 2% of the first $200,000 of MCA plus 1% of the remainder, capped at $6,000 (24 CFR 206.31), plus third-party fees such as appraisal, title, and recording. Annual MIP is 0.50% of the outstanding balance. You still pay property taxes billed in Maricopa County, homeowners insurance, flood insurance if required, the Recreation Centers of Sun City assessment of $680 per property as of January 1, 2026, SCHOA dues, and any tract association charges. A longer walkthrough is on how much a reverse mortgage costs.

Who should I talk to about a reverse mortgage in Sun City?

HUD-approved counseling is required before a HECM application. The counselor is independent of any lender. Arizona does not add California's seven-day counseling wait. A Certified Reverse Mortgage Professional can compare HECM, proprietary, and Reverse Mortgage Second structures on your parcel. Jay Zayer, CRMP, serves Sun City homeowners from San Marcos and does not keep a Sun City storefront. Sun City West loan-officer listings are not leftover-cash math on a remaining first that can exceed the illustration after costs.

What is the 60% first-year rule on a Sun City HECM?

In the first year, HECM draws are generally limited to the greater of 60% of the principal limit or mandatory obligations plus 10% of the principal limit, and cannot exceed the principal limit (24 CFR 206.25; ML 2014-21). That cap is a disbursement limit. It is not the MIP rate. Unused line of credit after year one follows the note. Paying off a remaining first mortgage is a mandatory obligation and can use first-year room. On the Sun City median illustration, a $100,000 first does not cover the payoff after costs, so leftover cash is not the first question.

Costs, Obligations, and When It May Not Fit

A reverse mortgage does not erase property taxes, homeowners insurance, flood insurance if required, RCSC assessments, HOA dues, or the duty to keep the home in reasonable repair and occupy it as a principal residence. Those occupancy obligations remain after closing. If they are not kept current, the loan can become due and payable. A longer cost walkthrough is on how much a reverse mortgage costs.

A reverse mortgage may not fit if you plan to move soon, if leftover proceeds after paying liens and costs are too small to matter, if the property cannot meet program or insurance requirements, or if selling is the clearer family plan. I will say so. My test is simple: I will not recommend a loan I would not put my own parents in. Alternatives can include keeping the current mortgage, a conventional cash-out or HELOC if you qualify, a Reverse Mortgage Second behind a loan you want to keep, or selling. None of those is automatically better.

Heirs, Surviving Spouse, and When the Loan Comes Due

A Sun City HECM becomes due and payable when the last borrower dies, sells, or fails occupancy, tax, insurance, or repair obligations (24 CFR 206.27). Heirs do not inherit a monthly reverse-mortgage payment and are not personally liable for a shortfall (24 CFR 206.27(b)(8)). After the servicer's due-and-payable notice they can pay the balance, sell, or deed the home in lieu of foreclosure (24 CFR 206.125). If they sell after the loan is due, HUD's sale floor cannot exceed 95 percent of the current appraisal. An eligible non-borrowing spouse named in the original HECM documents may qualify for a Deferral Period and remain (24 CFR 206.55). Proprietary reverse mortgages follow their contracts, not automatically those HUD heir rules.

Origination is not a Maricopa County sale, so it does not reset Limited Property Value. Arizona has no California Prop 19 parent-child exclusion to lose. Heirs who want to occupy still have to meet the Senior Citizen Overlay and SCHOA occupancy rules. Recreation Centers of Sun City assessments stay with the property. If the house was a winter-only second home, the loan can already be due before death. See what happens to heirs and the CFPB heir explainer (page last reviewed 25 September 2026).

Who Jay Zayer Is

I am Jay Zayer, a Certified Reverse Mortgage Professional. I have spent 18 years focused exclusively on reverse mortgages. I live in San Marcos, in North County San Diego. I do not keep a Sun City storefront. When a Sun City, Arizona homeowner asks me to look at a property, I work it the same way I work the rest of Arizona: address-level title, insurance, flood determination, RCSC and HOA charges, occupancy, and product math, not a community slogan. Licenses: CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713. I originate as an independent broker under ZING Reverse Mortgage Advisors.

Before I quote numbers I ask what you want your finances and housing to look like five or ten years from now. The most common mistake I see is focusing almost entirely on the interest rate. Adult children often start out against the loan. The conversation changes once they understand their parents keep ownership and that a HECM is non-recourse. Adult children are my number one referral source. I was published in HousingWire on a $42,000 origination-fee case. More: about Jay Zayer.

If you are a Sun City homeowner, or an adult child helping one, call 760-271-8646 or Talk to Jay . The conversation is free. If a reverse mortgage is the wrong answer, I will say so.
