Reverse Mortgages in Lake Havasu, Arizona
Yes, a Lake Havasu City homeowner can potentially use a reverse mortgage if age, occupancy, equity, and the specific property meet the program's rules. Eligibility is decided on the parcel, not on the lake name.
A reverse mortgage lets a homeowner 62 or older (55 on some proprietary programs) convert part of home equity into a line of credit, lump sum, or monthly advances without a required monthly mortgage payment on that reverse loan. The home remains yours. You still pay property taxes, hazard insurance, flood insurance if required, and any HOA dues. The most common first-lien product is the FHA-insured Home Equity Conversion Mortgage (HECM).
HECM qualification is specific. The youngest borrower must be 62. You must own the home and occupy it as your principal residence. HUD-approved counseling is required. Arizona does not add California's seven-day wait after counseling. The lender still runs a financial assessment of property-charge history and residual income. If that assessment is thin, a Life Expectancy Set-Aside can pay taxes and insurance from the loan. HUD does not publish a Lake Havasu City FICO cutoff. Unused line of credit after year one follows the note; first-year draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25).
For 2026, the HECM Maximum Claim Amount is the lesser of appraised value and $1,249,125 ( HUD HECM , Mortgagee Letter 2025-22). U.S. Census Bureau QuickFacts for Lake Havasu City, Arizona reports a July 1, 2025 population estimate of 59,358, with 35.2% of residents age 65 or older. Owner occupancy is 73.2% (2020-2024 ACS). Median owner-occupied value is $455,400. Median selected monthly owner costs are $1,627 with a mortgage and $469 without a mortgage. Selected monthly owner costs include taxes, insurance, and utilities. They are not the mortgage principal-and-interest payment alone.
Those city figures are not Mohave County figures. County QuickFacts reports a July 1, 2025 population estimate of 228,102, 34.4% of residents age 65 or older, 74.1% owner occupancy, and a median owner-occupied value of only $281,000. Phoenix city's median is $420,700 with only 12.2% of residents 65 or older. The city is denser (1,233.2 people per square mile on 46.34 square miles of land) than the county (16.0 people per square mile on 13,332.12 square miles). Lake Havasu City is an incorporated municipality. Voters approved local government in September 1978. Bullhead City, Kingman, and Colorado City are separate incorporated cities in the same county.
I compare HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds as an independent broker. I do not invent a Lake Havasu City reverse-mortgage volume number. HUD Snapshot files are loan-level FHA endorsement records. HUD does not publish a verified city ranking that I can reproduce here.
How a Lake Havasu Property Gets Reviewed
A Lake Havasu City reverse mortgage is not decided by a canal address or a London Bridge postcard. I look at the actual property. One parcel can sit in a FEMA flood zone, carry a tract HOA, and sit on a canal at the same time. Another parcel a mile inland may have none of the flood overlay.
The useful order is: property, then occupancy, then flood and Colorado River Floodway overlays, then insurance, then legal unit count and ADUs, then manufactured-home title if it applies, then permits, then appraisal, then title and liens, then HUD or lender requirements.
A hypothetical example, not a client story: a paid-off inland ranch house can clear leftover-cash math and still fail residual income if HOA dues stack on a thin Social Security check. A canal house can clear occupancy and still stall on flood insurance or a dock that is personal property, not real property. I will not assign a flood zone or a dues amount to Lake Havasu City as a whole. Check the parcel.
How Much Can a Lake Havasu Homeowner Get?
"How much can I actually get?" is the question on nearly every first call. On a HECM, proceeds start from the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse at the expected rate. MCA is the lesser of the appraised value and $1,249,125. The principal limit is a fraction of MCA. It is not the home's value and not cash in hand.
The following example is illustrative. It uses the Lake Havasu City Census median owner-occupied value of $455,400 as a stand-in appraisal, a youngest borrower age of 70, and a 7.000% expected rate as of 22 September 2026 from the site's HECM factor tables. HUD Principal Limit Factors are not linear. Ages 70 and 71 are both 37.0% at 7.000%. Do not interpolate.
| Item | Amount |
|---|---|
| Appraised value (illustrative median) | $455,400 |
| HECM Maximum Claim Amount | $455,400 (lesser of value and $1,249,125) |
| Principal limit (age 70 at 37.0%) | $168,498 |
| Initial MIP (2.00% of MCA) | $9,108 |
| Origination (HUD cap) | $6,000 |
| Third-party closing costs (estimate) | $4,000 |
| Net before existing liens | about $149,390 |
| If a $100,000 first mortgage is paid off | about $49,390 leftover |
Origination on this MCA calculates as 2% of the first $200,000 plus 1% of the remainder, which is $6,554. HUD caps origination at $6,000, so the cap applies (24 CFR 206.31). Third-party costs vary. A Life Expectancy Set-Aside, if required after the financial assessment, would reduce leftover cash further. At the same value and rate, age 62 is $142,085 of principal limit (31.2%), age 72 is $169,409 (37.2%), age 75 is $182,160 (40.0%), age 80 is $203,108 (44.6%), and age 85 is $232,709 (51.1%).
That leftover-cash math is the Lake Havasu City proceeds story. The $1,249,125 federal cap is not the binding limit. A remaining first mortgage is. After a $100,000 first, leftover on this median is about $49,390. A $150,000 first leaves a shortfall of about $610 on the same cost stack, so that illustration does not close without cash to the table or a different structure. Compared with Phoenix city's leftover of about $137,245 on a $420,700 median, the city median here is higher and produces more leftover before liens. Mohave County's $281,000 median is a different market. Do not use the county number on a city house. Age also matters: 35.2% of city residents are 65 or older, so an age-80 illustration is a real file pattern. That is when a Reverse Mortgage Second belongs on the same worksheet if you want to keep a low-rate first.
The reverse mortgage calculator is a directional estimate with no personal information required. It currently uses a 6.510% expected rate, so do not expect it to reproduce the $149,390 leftover on this page. First-year HECM draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25). That rule is a disbursement limit. It is not the MIP rate.
Occupancy, Snowbirds and Second Homes
A HECM requires the borrower to occupy the home as a principal residence (24 CFR 206.39). Seasonal travel does not automatically disqualify the loan. A Lake Havasu City house that is actually a second home, a rental, or a winter-only address is a different occupancy story. The application, the driver's license, tax filings, and how the home is used have to match.
This comes up here more often than on a year-round inland Arizona principal residence. 35.2% of city residents are 65 or older, and the lake draws winter visitors. Mohave County's Senior Valuation Freeze uses a nine-month occupancy test that is separate from HUD occupancy. A winter-only pattern can fail the freeze even when the HECM occupancy file is documented another way. If you spend summers elsewhere, say so in the first conversation. Do not treat a snowbird listing or a canal address as underwriting. See reverse mortgages on second homes and the snowbird occupancy article.
Flood Zones, Canals and the Colorado River Floodway
Yes, a Lake Havasu City home can potentially qualify for a reverse mortgage while located in a flood zone. The property must still satisfy the applicable FHA/HUD and flood-insurance requirements. Living on a canal or seeing the London Bridge from the porch is not the same as being in a mapped Special Flood Hazard Area.
Inside city limits, Chapter 8.22 is the flood damage-prevention ordinance. The Operations Department Director or designee is the Floodplain Administrator. Section 8.22.070 adopts the Flood Insurance Study for Mohave County, Arizona and Incorporated Areas, with FIRMs dated February 6, 2009, plus the Colorado River area mapped by the Bureau of Reclamation under Public Law 99-450, the Colorado River Floodway Act. Section 8.22.290 adds Floodway rules that require Bureau of Reclamation concurrence before certain development is permitted. Unincorporated Mohave County floodplain work is a different office. See Mohave County FEMA and NFIP if the parcel is outside the city.
HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in an SFHA, the community must participate in the NFIP and a qualifying flood policy must be maintained. Standard homeowners insurance does not cover flood. Confirm the address on FEMA's Flood Map Service Center . See flood-zone eligibility and the flood-insurance process.
Wildfire and Insurance
A reverse mortgage still requires hazard insurance that the lender and HUD will accept (24 CFR 206.27(b)(2)). A mapped wildfire overlay is not automatically a HUD denial. It can change how a policy is bound and what defensible-space documentation the carrier wants. Mohave County's Multi-Jurisdictional Hazard Mitigation Plan includes a wildfire-hazard map for Lake Havasu City. I will not assign a wildfire class to the whole city. Check the parcel and the declarations page. See homes with no homeowners insurance.
Condos, Manufactured Homes and ADUs
Many Lake Havasu City files are site-built single-family houses. Some are condominiums, including waterfront or canal projects. A HECM generally requires HUD project approval or FHA Single Unit Approval for a condo. See condo reverse mortgages for the project-approval mechanics. The California title on that article does not change the HUD rule.
A manufactured home can sometimes support a reverse mortgage if you own the home and the land as qualifying real property, on a permanent foundation, with title that a mortgage can attach to. The Development Code includes an RMH Manufactured Home District for parks. Leased spaces and RVs are a different story. Chapter 8.22.230 adds manufactured-home flood standards. See manufactured-home reverse mortgages .
An ADU does not automatically qualify or disqualify the loan. Section 14.03.03.E.1 allows one accessory dwelling unit per parcel, generally 400 to 1,000 square feet or 50 percent of the primary living area, whichever is less. HUD occupancy under 24 CFR 206.39 still has to match how the property is actually used. Unpermitted guest quarters and garage conversions are a title and appraisal problem. See reverse mortgages and ADUs.
Existing Mortgages and Reverse Mortgage Seconds
A first-lien HECM or proprietary reverse mortgage generally requires existing liens to be paid at closing. That includes a first mortgage, a HELOC, and other recorded mortgages. A homeowner can have substantial equity and still receive less cash than expected because those payoffs and required costs come out of the principal limit. A deferred rehabilitation lien, if recorded, is a mandatory obligation too.
A HECM is FHA-insured and uses HUD Principal Limit Factors. A proprietary reverse mortgage is a lender program, not FHA-insured, and can use different age floors and property rules. On the Lake Havasu City Census median, the HECM cap is not the binding limit. Proprietary still matters when the borrower is 55 to 61. A Reverse Mortgage Second can leave an existing first in place if that first qualifies. On this median, leftover after a $100,000 first is modest, and a $150,000 first does not cover the illustration, so a second-lien comparison is often the practical next step. See HECM vs proprietary. Arizona has not enacted a statewide residential PACE program as of this page's research, but the recorded instrument and the tax bill still decide the file.
HECM for Purchase in Lake Havasu
HECM for Purchase can be used to buy a principal residence in Lake Havasu City if you are 62 or older and will occupy the home. You still bring a large down payment. Illustration only, same 7.000% expected-rate assumption as of 22 September 2026: on a $455,400 purchase with a 70-year-old youngest borrower, leftover HECM proceeds toward the price after the standard cost stack are about $149,390, so cash to close is on the order of $306,010 before earnest money and before any seller credit. That is not a quote. A winter-only purchase is still a second-home occupancy story. See HECM for Purchase.
Property Taxes, LPV and Senior Valuation Protection
A reverse mortgage does not erase Lake Havasu City property taxes. Bills run through Mohave County. Most Arizona property tax is calculated from Limited Property Value, not today's sale price. Proposition 117 generally limits annual LPV increases to 5 percent. A reverse mortgage is not a sale and does not by itself reset that base. See the Mohave County Assessor Senior Valuation Freeze page if you already qualify for that program. The freeze locks Limited Property Value for qualifying seniors. It does not freeze the tax rate. The county's occupancy test for the freeze is nine months in the calendar year, which is a tighter calendar test than a winter-only snowbird pattern. Confirm current eligibility with the assessor rather than treating a reverse mortgage as an automatic in or out of that program.
What Can Delay a Lake Havasu Reverse Mortgage?
Straightforward HECM files Jay originates often close in about 30 to 45 days. Arizona does not have California's seven-day counseling wait. HUD-approved counseling is still required. These items more often push a Lake Havasu City file toward 45 to 60 days:
- Flood determination under Chapter 8.22 and FEMA's map, including canal and river parcels.
- Colorado River Floodway or Floodway Fringe questions that need Bureau of Reclamation concurrence for later work.
- Missing flood policy or an elevation issue in an SFHA.
- Occupancy documentation for a winter-resident or second-home pattern.
- Condo HOA documents, docks, and HUD project approval or Single Unit Approval.
- Manufactured-home title, leased park land, or missing permanent-foundation evidence.
- Unpermitted ADUs, guest quarters, or a living area the City does not recognize.
- Property-condition repairs under 24 CFR 206.47.
- HOA dues that change residual-income or LESA sizing.
- Counseling timing even though Arizona has no seven-day statute.
Lake Havasu Reverse Mortgage Questions Homeowners Ask
Can I get a reverse mortgage in Lake Havasu?
Yes, a Lake Havasu City, Arizona homeowner can potentially qualify for a reverse mortgage if age, occupancy, equity, and property requirements are met. Lake Havasu City is an incorporated city in Mohave County. It is not Bullhead City, Kingman, Parker, or Phoenix, and it is not unincorporated Mohave County land along the lake. The file is originated against a specific parcel, not against a 86403 ZIP or a London Bridge mailing label.
Can I get a reverse mortgage in Arizona?
Yes, an Arizona homeowner can potentially qualify if age, occupancy, equity, and the property meet the program's rules. Jay Zayer, CRMP, is licensed in Arizona (AZ #1022722) and lives in San Marcos. Arizona does not add California's seven-day counseling wait. HUD-approved counseling is still required for a HECM. This page is written for the City of Lake Havasu City. Phoenix, Tucson, Mesa, Scottsdale, Sun City, and Green Valley have their own leftover-cash math and overlays.
How much can I get from a reverse mortgage in Lake Havasu?
On a HECM, proceeds equal the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse, at the expected rate locked for the case. For 2026, MCA is the lesser of the appraised value and $1,249,125. Lake Havasu City's Census median owner-occupied value of $455,400 is well below that cap, so MCA on a typical median is the appraised value. MCA is not cash to the homeowner. On that median at age 70 and a 7.000% expected rate as of 22 September 2026, leftover before liens is about $149,390. After a $100,000 first, leftover is about $49,390. A $150,000 first on the same illustration does not cover the payoff after costs.
What is the 2026 HECM limit?
The 2026 nationwide HECM Maximum Claim Amount is $1,249,125 (HUD Mortgagee Letter 2025-22). That figure is the FHA insurance cap, not the cash a Lake Havasu City homeowner receives. Principal limit, costs, and existing liens still apply. A home appraised above the cap does not produce a larger HECM principal limit.
What are the requirements for a reverse mortgage in Lake Havasu?
For a HECM, the youngest borrower must be 62, own the home, and occupy it as a principal residence. HUD-approved counseling is required. Arizona does not add California's seven-day counseling wait. The property must meet FHA dwelling rules (24 CFR 206.45), and you must keep paying Mohave County property taxes, insurance, flood insurance if required, and HOA dues. Proceeds depend on age, expected rate, and leftover cash after costs and existing liens, not on a set percentage of value. Some proprietary programs start at 55. Jay is licensed in Arizona (AZ #1022722) and lives in San Marcos. A Lake Havasu mailing label that is actually Bullhead City, Kingman, Parker, or unincorporated Mohave County is a different file.
What disqualifies you from a reverse mortgage in Lake Havasu?
A HECM can fail if the youngest borrower is under 62, the house is not the principal residence, a remaining first mortgage exceeds leftover cash after costs, required flood or hazard insurance will not bind, property taxes or HOA dues are not payable, the dwelling is not an eligible 1-to-4 unit or approved condo, or a manufactured home is on leased land that does not meet HUD and lender overlays. A canal lot, Colorado River Floodway mapping, or an ADU does not automatically disqualify the file. HUD does not publish a Lake Havasu City FICO cutoff. The financial assessment looks at property-charge history and residual income. Unpaid taxes and insurance are the credit facts that more often stop a file.
What is the dark side of a reverse mortgage in Lake Havasu?
The search phrase often means losing the home, compounding interest, or leaving heirs a bill. On a HECM those are not the typical Lake Havasu City facts. You keep title. Interest and MIP accrue on the balance. Heirs are not personally liable for a shortfall (24 CFR 206.27(b)(8)). The practical constraint on many city files is leftover cash. On the Census median of $455,400 at age 70 and a 7.000% expected rate as of 22 September 2026, leftover before liens is about $149,390. After a $100,000 first, leftover is about $49,390. A $150,000 first does not cover that illustration after costs. You still pay taxes, insurance, flood insurance if required, and HOA dues. If those charges lapse, or if occupancy is actually a winter-only second home, the loan can become due.
Which banks offer reverse mortgages in Lake Havasu?
A reverse mortgage is not a checking-account product at a particular Lake Havasu City bank. HECMs are originated by FHA-approved lenders and brokers. Local loan-officer pages and map listings appear because they have Arizona storefronts. Those listings are not leftover-cash math on your remaining first mortgage, floodway mapping, or manufactured-home title. Jay Zayer, CRMP, originates as an independent broker from San Marcos (AZ license #1022722) and compares HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds on the parcel. HUD-approved counseling is independent of any lender.
Does bad credit stop a reverse mortgage in Lake Havasu?
Not automatically. HUD does not publish a Lake Havasu City FICO cutoff for HECMs. The financial assessment looks at property-charge history and residual income. Unpaid Mohave County property taxes, lapsed homeowners or flood insurance, or HOA delinquencies are the credit facts that more often stop or delay a file. A Life Expectancy Set-Aside can pay taxes and insurance from the loan if residual income is thin. Proprietary lenders set their own overlays. A claim that there is no credit review is not the HUD financial-assessment rule.
Do I have to make monthly mortgage payments on a reverse mortgage in Lake Havasu?
No required monthly principal-and-interest payment is due on the reverse mortgage itself. You still pay property taxes billed in Mohave County, homeowners insurance, flood insurance if required, HOA dues, and any remaining first-mortgage payment if you use a Reverse Mortgage Second. Those charges are why leftover cash after a remaining first matters more than a monthly-payment slogan.
Who should I talk to about a reverse mortgage in Lake Havasu?
HUD-approved counseling is required before a HECM application. The counselor is independent of any lender. Arizona does not add California's seven-day counseling wait. A Certified Reverse Mortgage Professional can compare HECM, proprietary, and Reverse Mortgage Second structures on your parcel, including leftover cash after a remaining first, floodway versus canal mapping, and manufactured-home title. Jay Zayer, CRMP, serves Lake Havasu City homeowners from San Marcos and does not keep a Lake Havasu storefront. Map listings and directories are not a substitute for counseling or for reading the loan documents.
Is Lake Havasu the same as Phoenix or Mohave County?
No. This page is written for the incorporated City of Lake Havasu City. Phoenix is a separate city in Maricopa County. Mohave County includes Bullhead City, Kingman, Colorado City, and large unincorporated areas with a much lower Census median. City flood administration, zoning, and the tax bill change at those lines. Confirm the grant deed and the Mohave County tax bill.
Can I get a reverse mortgage if my Lake Havasu home is in a flood zone?
Yes, a Lake Havasu City home can potentially qualify while located in a flood zone if FHA/HUD and flood-insurance rules are met. HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in a Special Flood Hazard Area, the community must participate in the NFIP and a qualifying flood policy must be maintained. Inside city limits, floodplain administration is Chapter 8.22, not Mohave County Flood Control District. A canal lot or a Colorado River view is not the same as being mapped in an SFHA or in the Colorado River Floodway. Check FEMA's map for the parcel.
Can a snowbird get a reverse mortgage on a Lake Havasu house?
A HECM requires the borrower to occupy the home as a principal residence (24 CFR 206.39). Seasonal travel does not automatically disqualify the loan, but a house that is actually a second home or a rental is a different occupancy story. Mohave County's Senior Valuation Freeze uses a nine-month occupancy test that is separate from HUD occupancy. The application, the driver's license, tax filings, and how the home is used have to match.
Can I get a reverse mortgage on a manufactured home in Lake Havasu?
Sometimes, if you own the home and the land as qualifying real property, on a permanent foundation, with title that a mortgage can attach to. Lake Havasu City has an RMH Manufactured Home District and parks where spaces are leased. Leased land and an RV in a park space are different files. Chapter 8.22 also has manufactured-home flood standards. I do not publish a citywide park inventory I cannot independently verify.
Does an ADU prevent a reverse mortgage in Lake Havasu?
No. Development Code section 14.03.03.E.1 allows one accessory dwelling unit per parcel, generally 400 to 1,000 square feet or 50 percent of the primary living area, whichever is less. An ADU does not automatically qualify or disqualify the HECM. Unpermitted conversions, a second kitchen the City does not recognize, and occupancy that does not match 24 CFR 206.39 are the usual problems.
Can I keep my existing first mortgage?
A first-lien HECM or proprietary reverse mortgage generally pays off existing mortgages at closing. A Reverse Mortgage Second can, if the first loan and the property qualify, sit behind a fixed-rate fully amortized first so that first stays in place. On the Lake Havasu City Census median, leftover after a $100,000 first is about $49,390, and a $150,000 first does not cover the illustration after costs. A Reverse Mortgage Second is often the comparison when you want to keep a low-rate first.
Can I use a reverse mortgage to buy a home in Lake Havasu?
Yes, through HECM for Purchase, if you are 62 or older and will occupy the home as a principal residence. You still bring a large down payment. HUD proceeds are the principal limit, not the purchase price. Because many Lake Havasu City values sit well below $1,249,125, MCA is typically the purchase price rather than the federal cap. A winter-only purchase is still a second-home occupancy story. Arizona does not add California's seven-day counseling wait. HUD-approved counseling is still required for a HECM.
Can I get a reverse mortgage on a Lake Havasu condo?
Some Lake Havasu City condominiums can qualify, but a HECM generally needs HUD project approval or FHA Single Unit Approval. Waterfront or canal projects add master insurance, docks, and owner-occupancy mix. Proprietary programs may use different project rules. Do not assume a particular building is approved.
How long does a Lake Havasu reverse mortgage take?
Straightforward HECM files Jay originates often close in about 30 to 45 days. Arizona does not have California's seven-day counseling wait. HUD-approved counseling is still required for a HECM. Flood determination on a canal or river parcel, flood-insurance placement, occupancy documentation for a winter-resident pattern, manufactured-home title, condo project approval, and repair set-asides more often push Lake Havasu City files toward 45 to 60 days.
What happens to my heirs if I die with a reverse mortgage in Lake Havasu?
On a HECM, your heirs do not inherit a monthly reverse-mortgage payment and are not personally liable for a shortfall (24 CFR 206.27(b)(8)). They can pay the outstanding balance, sell, or deed the home in lieu of foreclosure after the servicer's due-and-payable notice (24 CFR 206.125). If they sell after the loan is due, HUD's sale floor cannot exceed 95 percent of the current appraisal. An eligible non-borrowing spouse named in the original HECM documents may qualify for a Deferral Period and remain (24 CFR 206.55). Proprietary loans follow their contracts, not automatically those HUD heir rules. A reverse mortgage is not a Mohave County sale, so origination does not reset Limited Property Value.
What does a reverse mortgage cost in Lake Havasu?
HECM closing costs are mostly the same nationwide: initial MIP is 2.00% of the Maximum Claim Amount (ML 2017-12), origination is the greater of $2,500 or 2% of the first $200,000 of MCA plus 1% of the remainder, capped at $6,000 (24 CFR 206.31), plus third-party fees such as appraisal, title, and recording. On the Lake Havasu City Census median of $455,400, initial MIP is $9,108 and origination hits the $6,000 cap. Annual MIP is 0.50% of the outstanding balance. You still pay Mohave County property taxes, homeowners insurance, flood insurance if required, and HOA dues. A longer walkthrough is on how much a reverse mortgage costs.
What is the 60% first-year rule on a Lake Havasu HECM?
In the first year, HECM draws are generally limited to the greater of 60% of the principal limit or mandatory obligations plus 10% of the principal limit, and cannot exceed the principal limit (24 CFR 206.25; ML 2014-21). That cap is a disbursement limit. It is not the MIP rate. Unused line of credit after year one follows the note. Paying off a remaining first mortgage is a mandatory obligation and can use first-year room.
Does Jay Zayer serve Lake Havasu?
Yes. Jay Zayer, CRMP, is an independent reverse mortgage professional who serves Lake Havasu City, Arizona homeowners through ReverseMortgage.coach. He is licensed in California and Arizona (CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713) and originates as a broker comparing HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds. He lives in San Marcos and does not maintain a public office in Lake Havasu City.
Costs, Obligations, and When It May Not Fit
A reverse mortgage does not erase property taxes, homeowners insurance, flood insurance if required, HOA dues, or the duty to keep the home in reasonable repair and occupy it as a principal residence. Those occupancy obligations remain after closing. If they are not kept current, the loan can become due and payable. A longer cost walkthrough is on how much a reverse mortgage costs , including origination fees.
Heirs do not inherit a monthly reverse-mortgage payment. They can keep the home by paying off the balance, refinance, or sell. On a HECM, HUD's non-recourse and 95% rules can cap what is owed if the balance exceeds value. A reverse mortgage is not a transfer of title. See what happens to heirs.
A reverse mortgage may not fit if you plan to move soon, if leftover proceeds after paying liens and costs are too small to matter, if occupancy is actually a second home, if the property cannot meet program or insurance requirements, or if selling is the clearer family plan. I will say so. My test is simple: I will not recommend a loan I would not put my own parents in. Alternatives can include keeping the current mortgage, a conventional cash-out or HELOC if you qualify, a Reverse Mortgage Second behind a loan you want to keep, or selling. None of those is automatically better.
Heirs, Surviving Spouse, and When the Loan Comes Due
A Lake Havasu City HECM becomes due and payable when the last borrower dies, sells, or fails occupancy, tax, insurance, or repair obligations (24 CFR 206.27). Heirs do not inherit a monthly reverse-mortgage payment and are not personally liable for a shortfall (24 CFR 206.27(b)(8)). After the servicer's due-and-payable notice they can pay the balance, sell, or deed the home in lieu of foreclosure (24 CFR 206.125). If they sell after the loan is due, HUD's sale floor cannot exceed 95 percent of the current appraisal. An eligible non-borrowing spouse named in the original HECM documents may qualify for a Deferral Period and remain (24 CFR 206.55). Proprietary reverse mortgages follow their contracts, not automatically those HUD heir rules.
Origination is not a Mohave County sale, so it does not reset Limited Property Value. Arizona has no California Prop 19 parent-child exclusion to lose. Snowbird occupancy still matters for heirs: if the house was not the borrower's principal residence, the loan can already be due before death. Colorado River Floodway mapping, a canal lot, or an RMH manufactured-home overlay does not change HUD's heir timelines. See what happens to heirs and the CFPB heir explainer (page last reviewed 25 September 2026).
Other California and Arizona Cities
Other Arizona hubs use different leftover-cash math and overlays. California pages are a different license and a different property-tax system. The full list is on service areas.

Who Jay Zayer Is
I am Jay Zayer, a Certified Reverse Mortgage Professional. I have spent 18 years focused exclusively on reverse mortgages. I live in San Marcos, in North County San Diego. I do not keep a Lake Havasu City storefront. When a Lake Havasu City homeowner asks me to look at a property, I work it the same way I work the rest of Arizona: address-level title, insurance, flood determination, occupancy, and product math, not a lake slogan. Licenses: CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713. I originate as an independent broker under ZING Reverse Mortgage Advisors.
Before I quote numbers I ask what you want your finances and housing to look like five or ten years from now. The most common mistake I see is focusing almost entirely on the interest rate. Adult children often start out against the loan. The conversation changes once they understand their parents keep ownership and that a HECM is non-recourse. Adult children are my number one referral source. I was published in HousingWire on a $42,000 origination-fee case. More: about Jay Zayer.
If you are a Lake Havasu City homeowner, or an adult child helping one, call 760-271-8646 or Talk to Jay . The conversation is free. If a reverse mortgage is the wrong answer, I will say so.
What to Look at Next
If you are a Lake Havasu City homeowner trying to decide whether a reverse mortgage could work on your specific house, start with the numbers and the property. Run a directional estimate on the calculator , compare structures on the reverse mortgage guide , proprietary programs , Reverse Mortgage Second , and HECM for Purchase , or ask a narrower question in Ask Jay . The readiness assessment is a useful first pass before we model liens, flood insurance, occupancy, and any canal or manufactured-home questions on your address.
