Reverse Mortgages in Yuma, Arizona
Yes, a City of Yuma homeowner can potentially use a reverse mortgage if age, occupancy, equity, and the specific property meet the program's rules. Eligibility is decided on the parcel, not on the Yuma mailing label.
A reverse mortgage lets a homeowner 62 or older (55 on some proprietary programs) convert part of home equity into a line of credit, lump sum, or monthly advances without a required monthly mortgage payment on that reverse loan. The home remains yours. You still pay property taxes, hazard insurance, flood insurance if required, and any HOA dues. The most common first-lien product is the FHA-insured Home Equity Conversion Mortgage (HECM).
HECM qualification is specific. The youngest borrower must be 62. You must own the home and occupy it as your principal residence. HUD-approved counseling is required. Arizona does not add California Civil Code 1923.2(k)'s seven-day wait after counseling. The lender still runs a financial assessment of property-charge history and residual income. If that assessment is thin, a Life Expectancy Set-Aside can pay taxes and insurance from the loan. HUD does not publish a Yuma FICO cutoff. Unused line of credit after year one follows the note; first-year draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25).
For 2026, the HECM Maximum Claim Amount is the lesser of appraised value and $1,249,125 ( HUD HECM , Mortgagee Letter 2025-22). U.S. Census Bureau QuickFacts for Yuma city, Arizona reports a July 1, 2025 population estimate of 105,227, with 17.6% of residents age 65 or older. Owner occupancy is 66.8% (2020-2024 ACS). Median owner-occupied value is $230,000. Median selected monthly owner costs are $1,489 with a mortgage and $465 without a mortgage. Selected monthly owner costs include taxes, insurance, and utilities. They are not the mortgage principal-and-interest payment alone. Persons per household average 2.49. The city sits on 120.67 square miles of land at 791.8 people per square mile.
Those city figures are not Yuma County figures and not Fortuna Foothills figures. County QuickFacts reports a July 1, 2025 population estimate of 224,449, 20.7% of residents age 65 or older, 71.0% owner occupancy, and a median owner-occupied value of $217,800. Fortuna Foothills CDP reports 45.3% of residents age 65 or older, 83.6% owner occupancy, and a median of $199,200. Lake Havasu City's median is $455,400 with 35.2% of residents age 65 or older. Do not use the county number, the Fortuna Foothills number, or the Lake Havasu number on a City of Yuma house.
I compare HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds as an independent broker. I do not invent a Yuma reverse-mortgage volume number. HUD Snapshot files are loan-level FHA endorsement records. HUD does not publish a verified city ranking that I can reproduce here.
How a Yuma Property Gets Reviewed
A Yuma reverse mortgage is not decided by a 85364 ZIP or a riverfront postcard. I look at the actual property. One parcel can sit in a FEMA flood zone, carry a Historic Overlay, and be occupied only in winter at the same time. Another parcel east of town may have none of those overlays, and may not even be inside the City.
The useful order is: city versus unincorporated county, then occupancy, then flood overlays, then insurance, then historic status, then legal unit count, ADUs, and manufactured-home title, then permits, then appraisal, then title and liens, then HUD or lender requirements.
A hypothetical example, not a client story: a paid-off site-built house west of Interstate 8 can clear leftover-cash math and still stall if occupancy is actually a second home. A Fortuna Foothills mailing label can look like a city file and still be unincorporated county, with a different flood administrator. I will not assign a flood zone or a dues amount to Yuma as a whole. Check the parcel.
How Much Can a Yuma Homeowner Get?
"How much can I actually get?" is the question on nearly every first call. On a HECM, proceeds start from the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse at the expected rate. MCA is the lesser of the appraised value and $1,249,125. The principal limit is a fraction of MCA. It is not the home's value and not cash in hand.
The following example is illustrative. It uses the Yuma city Census median owner-occupied value of $230,000 as a stand-in appraisal, a youngest borrower age of 70, and a 7.000% expected rate as of 22 September 2026 from the site's HECM factor tables. HUD Principal Limit Factors are not linear. Ages 70 and 71 are both 37.0% at 7.000%. Do not interpolate.
| Item | Amount |
|---|---|
| Appraised value (illustrative median) | $230,000 |
| HECM Maximum Claim Amount | $230,000 (lesser of value and $1,249,125) |
| Principal limit (age 70 at 37.0%) | $85,100 |
| Initial MIP (2.00% of MCA) | $4,600 |
| Origination (formula, under HUD cap) | $4,300 |
| Third-party closing costs (estimate) | $4,000 |
| Net before existing liens | about $72,200 |
| If a $50,000 first mortgage is paid off | about $22,200 leftover |
Origination on this MCA calculates as 2% of the first $200,000 plus 1% of the remaining $30,000, which is $4,300. That is above HUD's $2,500 floor and below the $6,000 cap, so the formula amount applies (24 CFR 206.31). Third-party costs vary. A Life Expectancy Set-Aside, if required after the financial assessment, would reduce leftover cash further. At the same value and rate, age 62 is $71,760 of principal limit (31.2%), age 72 is $85,560 (37.2%), age 75 is $92,000 (40.0%), age 80 is $102,580 (44.6%), and age 85 is $117,530 (51.1%).
That leftover-cash math is the typical-median City of Yuma proceeds story. The $1,249,125 federal cap is not the binding limit on this median. A remaining first mortgage is. After a $50,000 first, leftover is about $22,200. A $75,000 first leaves a shortfall of about $2,800 on the same cost stack, so that illustration does not close without cash to the table or a different structure. Compared with Lake Havasu City leftover of about $149,390 on a $455,400 median, leftover here is lower because the city median is lower. Do not use the Fortuna Foothills $199,200 number or the county $217,800 number on a city house. Homes above $1,249,125 use the federal cap as MCA. That is uncommon on this median. A Reverse Mortgage Second still belongs on the same worksheet if you want to keep a low-rate first.
The reverse mortgage calculator is a directional estimate with no personal information required. First-year HECM draws are still capped by HUD's 60% initial disbursement rule (24 CFR 206.25). That rule is a disbursement limit. It is not the MIP rate.
City Limits, Mailing Labels and Fortuna Foothills
A Yuma, AZ mailing address is not the same as City of Yuma limits. Fortuna Foothills is an unincorporated census-designated place in Yuma County. Census QuickFacts for that CDP reports 45.3% of residents age 65 or older and a median owner-occupied value of $199,200. Those are not City of Yuma figures. Somerton, San Luis, and Wellton are separate incorporated places. Planning, permits, and flood administration follow the grant deed, not the USPS city line. Occupancy still has to match 24 CFR 206.39.
Confirm which planning department issued the last permit and which tax bill you actually pay. Lake Havasu City, farther up the Colorado River in Mohave County, is a separate hub at Reverse Mortgage in Lake Havasu.
Occupancy, Snowbirds and Second Homes
A HECM requires the borrower to occupy the home as a principal residence (24 CFR 206.39). Seasonal travel does not automatically disqualify the loan. A house that is actually a second home, a rental, or occupied only in winter is a different occupancy story. The application, the driver's license, tax filings, and how the home is used have to match.
Yuma County classifies owner-occupied primary residences as legal class 3.01, secondary use as 4.01, and rental use as 4.02. The Assessor's Notice of Value page says a change into primary-residence classification can require proof that you intend to reside there more than nine months of the year, with an Arizona driver's license, ID, voter card, or state income-tax return. That county classification test is not HUD's occupancy rule, and it is not the Senior Valuation Protection Option. All three can still sit on the same file. See second homes and occupancy certification.
Flood Zones, Canals and the Colorado River
Yes, a Yuma home can potentially qualify for a reverse mortgage while located in a flood zone. The property must still satisfy the applicable FHA/HUD and flood-insurance requirements. Living near the Colorado River, seeing the Gila River confluence, or sitting next to a canal is not the same as being in a mapped Special Flood Hazard Area.
The City participates in the NFIP (CID 040102). City Code Chapter 151 is the floodplain-management ordinance. FEMA's Community Status Book lists the current map date as January 16, 2014. Yuma County Flood Control District regulates unincorporated county land (CID 040099). It does not administer parcels inside city limits. Community Development is the city contact the County points to for city floodplains. A city planning document notes canal-adjacent infill parcels, including in Yuma High and Carver Park neighborhoods, can sit in mapped zones and that new construction in those zones is required to elevate at least one foot above the base flood elevation.
HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in an SFHA, the community must participate in the NFIP and a qualifying flood policy must be maintained. Standard homeowners insurance does not cover flood. Confirm the address on FEMA's Flood Map Service Center . See flood-zone eligibility and the flood-insurance process.
Historic Districts and Design Review
Historic status does not automatically deny a reverse mortgage. It can change the repair path. City of Yuma Historic Preservation staff work with the Design and Historic Review Commission. The City identifies three historic districts: Main Street, Century Heights, and Brinley Avenue, plus an Aesthetic Overlay on designated gateways. Zoning Code sections 154-02.04 and 154-14.04 are the Historic Overlay and commission rules. Exterior work on a contributing structure can need commission review before an appraisal repair can close.
HUD still tests the dwelling under 24 CFR 206.45 and required repairs under 24 CFR 206.47. An accessory dwelling in a historic district still needs commission approval under section 154-15.16. See reverse mortgages and historic districts .
ADUs, Manufactured Homes and Property Types
Many Yuma files are site-built single-family houses. Some are condominiums. A HECM generally requires HUD project approval or FHA Single Unit Approval for a condo. See condo reverse mortgages.
An ADU does not automatically qualify or disqualify the loan. Zoning Code section 154-15.16 allows accessory dwellings, carriage houses, and garage apartments as subordinate to a single-family dwelling. Historic-district accessory dwellings require Design and Historic Review Commission approval. HUD occupancy under 24 CFR 206.39 still has to match how the property is actually used. Unpermitted guest quarters are a title and appraisal problem. See reverse mortgages and ADUs.
A manufactured home can qualify when the home, the land, the title, the foundation, and HUD labels line up. Yuma County and the Fortuna Foothills area have more of this stock than a typical coastal California city. Owning the home is not the same as owning the land under it. Foundation certification, if required, is a delay, not an automatic denial. I will not invent a citywide park count.
Existing Mortgages and Reverse Mortgage Seconds
A first-lien HECM or proprietary reverse mortgage generally requires existing liens to be paid at closing. That includes a first mortgage, a HELOC, and other recorded mortgages. On this Census median, leftover after a $50,000 first is usable, and a $75,000 first does not cover the illustration, so a Reverse Mortgage Second is often the practical comparison if you want to keep a low-rate first. A proprietary reverse mortgage is a lender program, not FHA-insured, and can use different age floors. On the Yuma median, the HECM cap is not the binding limit. Proprietary still matters when the borrower is 55 to 61. See HECM vs proprietary.
HECM for Purchase in Yuma
HECM for Purchase can be used to buy a principal residence in the City of Yuma if you are 62 or older and will occupy the home. You still bring a large down payment. Illustration only, same 7.000% expected-rate assumption as of 22 September 2026: on a $230,000 purchase with a 70-year-old youngest borrower, leftover HECM proceeds toward the price after the standard cost stack are about $72,200, so cash to close is on the order of $157,800 before earnest money and before any seller credit. A winter-only purchase is still a second-home occupancy story. That is not a quote. See HECM for Purchase.
Property Taxes, LPV and Senior Valuation Protection
A reverse mortgage does not erase Yuma property taxes. Bills run through Yuma County. Most Arizona property tax is calculated from Limited Property Value, not today's sale price. Proposition 117 generally limits annual LPV increases to 5 percent. A reverse mortgage is not a sale and does not by itself reset that base. Yuma County's Assessor Notice of Value page lists the Senior Property Valuation Protection Option separately from primary-residence classification. The freeze, if you already qualify, locks Limited Property Value for a period. It does not freeze the tax rate. The County's legal calendar accepts Senior Freeze filings from January 1 through September 1. Confirm current eligibility with the assessor rather than treating a reverse mortgage as an automatic in or out of that program.
What Can Delay a Yuma Reverse Mortgage?
Straightforward HECM files Jay originates often close in about 30 to 45 days. Arizona does not have California's seven-day counseling wait. HUD-approved counseling is still required. These items more often push a City of Yuma file toward 45 to 60 days:
- A Yuma mailing label that is actually unincorporated Fortuna Foothills or other county land.
- Occupancy documentation when the house is used as a winter residence rather than a principal home.
- Flood determination under Chapter 151 and FEMA's map, including Colorado River, Gila River, and canal parcels.
- Missing flood policy or an elevation issue in an SFHA.
- Design and Historic Review Commission timing when the appraiser calls for exterior work in Main Street, Century Heights, or Brinley Avenue.
- Manufactured-home foundation certification or land-lease title.
- Condo HOA documents and HUD project approval or Single Unit Approval.
- Unpermitted ADUs, guest quarters, or a living area the City does not recognize.
- Property-condition repairs under 24 CFR 206.47.
- Counseling timing. HUD-approved counseling is still required even without California's seven-day wait.
Yuma Reverse Mortgage Questions Homeowners Ask
Can I get a reverse mortgage in Yuma?
Yes, a City of Yuma, Arizona homeowner can potentially qualify for a reverse mortgage if age, occupancy, equity, and property requirements are met. The City of Yuma is in Yuma County, at the Colorado River. It is not Somerton, San Luis, Lake Havasu City, Phoenix, or Tucson. Fortuna Foothills is an unincorporated census-designated place that often uses a Yuma mailing label. It is not inside city limits. The file is originated against a specific parcel, not against a 85364 through 85367 ZIP.
How much can I get from a reverse mortgage in Yuma?
On a HECM, proceeds equal the Maximum Claim Amount times a Principal Limit Factor for the youngest borrower or eligible non-borrowing spouse, at the expected rate locked for the case. For 2026, MCA is the lesser of the appraised value and $1,249,125. Yuma city's Census median owner-occupied value of $230,000 is well below that cap, so MCA on a typical median is the appraised value. MCA is not cash to the homeowner. On the city median at age 70 and a 7.000% expected rate as of 22 September 2026, leftover before liens is about $72,200. After a $50,000 first, leftover is about $22,200. A $75,000 first on the same illustration does not cover the payoff after costs.
What is the 2026 HECM limit?
The 2026 nationwide HECM Maximum Claim Amount is $1,249,125 (HUD Mortgagee Letter 2025-22). That figure is the FHA insurance cap, not the cash a Yuma homeowner receives. Principal limit, costs, and existing liens still apply. A home appraised above the cap does not produce a larger HECM principal limit.
Is Yuma the same as Fortuna Foothills or Yuma County?
No. This page is written for the incorporated City of Yuma. Fortuna Foothills is a separate Census-designated place on unincorporated Yuma County land. Many of those homes use a Yuma mailing address. Yuma County also includes Somerton, San Luis, Wellton, and large unincorporated areas. Permits, historic review, flood administration, and the tax bill change at those lines. Confirm the grant deed and the Yuma County tax bill.
Can a snowbird get a reverse mortgage on a Yuma house?
A HECM requires the borrower to occupy the home as a principal residence (24 CFR 206.39). Seasonal travel does not automatically disqualify the loan, but a house that is actually a second home or a rental is a different occupancy story. Yuma County classifies owner-occupied primary residences separately from secondary and rental use. Changing into primary-residence classification can require proof that you intend to live there more than nine months of the year. That county test is separate from HUD occupancy. The application, the driver's license, tax filings, and how the home is used have to match.
Can I get a reverse mortgage if my Yuma home is in a flood zone?
Yes, a Yuma home can potentially qualify while located in a flood zone if FHA/HUD and flood-insurance rules are met. HUD's HECM rule is 24 CFR 206.45(c): if the dwelling is in a Special Flood Hazard Area, the community must participate in the NFIP and a qualifying flood policy must be maintained. The City participates in the NFIP (CID 040102) and administers floodplain rules under City Code Chapter 151. Yuma County Flood Control District regulates unincorporated county land, not parcels inside city limits. Living near the Colorado River, the Gila River, or a canal is not the same as being mapped in an SFHA. Check FEMA's map for the parcel.
Does a Yuma historic district prevent a reverse mortgage?
No. Historic-district status does not automatically deny a reverse mortgage. The City has three locally recognized historic districts: Main Street, Century Heights, and Brinley Avenue. Exterior work in those districts, and in the Aesthetic Overlay, can require Design and Historic Review Commission review under Zoning Code sections 154-02.04 and 154-14.04. HUD still tests the dwelling under 24 CFR 206.45 and required repairs under 24 CFR 206.47. Commission review can matter when the appraiser calls for exterior work.
Can a manufactured home in Yuma qualify?
Sometimes, depending on the home, the land, the title, the foundation, HUD requirements, and lender overlays. Owning a manufactured home is not the same as owning the land under it. Leased park spaces and RVs are different files. I will not invent a citywide park count. Do not treat every Yuma manufactured home as eligible or ineligible.
Does an ADU prevent a reverse mortgage in Yuma?
No. Zoning Code section 154-15.16 allows accessory dwellings, carriage houses, and garage apartments as subordinate to a single-family dwelling. An accessory dwelling in a historic district requires Design and Historic Review Commission approval. An ADU does not automatically qualify or disqualify the HECM. Unpermitted conversions and occupancy that does not match 24 CFR 206.39 are the usual problems.
Can I keep my existing first mortgage?
A first-lien HECM or proprietary reverse mortgage generally pays off existing mortgages at closing. A Reverse Mortgage Second can, if the first loan and the property qualify, sit behind a fixed-rate fully amortized first so that first stays in place. On the Yuma Census median, leftover after a $50,000 first is about $22,200, and a $75,000 first does not cover the illustration after costs. A Reverse Mortgage Second is often the comparison when you want to keep a low-rate first.
Can I use a reverse mortgage to buy a home in Yuma?
Yes, through HECM for Purchase, if you are 62 or older and will occupy the home as a principal residence. You still bring a large down payment. HUD proceeds are the principal limit, not the purchase price. Because many City of Yuma values sit well below $1,249,125, MCA is typically the purchase price rather than the federal cap. A winter-only purchase is still a second-home occupancy story. Arizona does not add California's seven-day counseling wait. HUD-approved counseling is still required for a HECM.
How long does a Yuma reverse mortgage take?
Straightforward HECM files Jay originates often close in about 30 to 45 days. Arizona does not have California's seven-day counseling wait. HUD-approved counseling is still required for a HECM. Occupancy documentation for a winter-resident pattern, an unincorporated Fortuna Foothills mailing label, flood determination on a river or canal parcel, historic-district Design and Historic Review, manufactured-home foundation certification, condo project approval, and repair set-asides more often push Yuma files toward 45 to 60 days.
Does Arizona property tax freeze if I get a reverse mortgage?
No. A reverse mortgage does not freeze Yuma property taxes. Most Arizona tax is calculated from Limited Property Value. Yuma County bills the tax. The Senior Property Valuation Protection Option, if you already qualify, freezes Limited Property Value for a period. It does not freeze the tax rate. A reverse mortgage is not a sale and does not by itself reset that base. Confirm current eligibility with the Yuma County Assessor.
Does Jay Zayer serve Yuma?
Yes. Jay Zayer, CRMP, is an independent reverse mortgage professional who serves City of Yuma homeowners through ReverseMortgage.coach. He is licensed in California and Arizona (CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713) and originates as a broker comparing HECM, proprietary reverse mortgages, and Reverse Mortgage Seconds. He lives in San Marcos and does not maintain a public office in Yuma.
Costs, Obligations, and When It May Not Fit
A reverse mortgage does not erase property taxes, homeowners insurance, flood insurance if required, HOA dues, or the duty to keep the home in reasonable repair and occupy it as a principal residence. Those occupancy obligations remain after closing. If they are not kept current, the loan can become due and payable. A longer cost walkthrough is on how much a reverse mortgage costs.
A reverse mortgage may not fit if you plan to move soon, if leftover proceeds after paying liens and costs are too small to matter, if occupancy is actually a second home, if the property cannot meet program or insurance requirements, or if selling is the clearer family plan. I will say so. My test is simple: I will not recommend a loan I would not put my own parents in. Alternatives can include keeping the current mortgage, a conventional cash-out or HELOC if you qualify, a Reverse Mortgage Second behind a loan you want to keep, or selling. None of those is automatically better.
Other California and Arizona Cities
Other Arizona hubs use different leftover-cash math and overlays. California pages are a different license and a different property-tax system. The full list is on service areas.
A shorter Arizona overview remains at the Arizona reverse mortgage guide . A narrower company-selection answer remains at best reverse mortgage company in Yuma . That Ask Jay URL stays live. This page is the city hub.

Who Jay Zayer Is
I am Jay Zayer, a Certified Reverse Mortgage Professional. I have spent 18 years focused exclusively on reverse mortgages. I live in San Marcos, in North County San Diego. I do not keep a Yuma storefront. When a Yuma homeowner asks me to look at a property, I work it the same way I work the rest of Arizona: address-level title, insurance, flood determination, occupancy, historic or manufactured-home status, and product math, not a ZIP-code slogan. Licenses: CA DRE #01456165, CA DRE #01450361, AZ #1022722, NMLS #307713. I originate as an independent broker under ZING Reverse Mortgage Advisors.
Before I quote numbers I ask what you want your finances and housing to look like five or ten years from now. The most common mistake I see is focusing almost entirely on the interest rate. Adult children often start out against the loan. The conversation changes once they understand their parents keep ownership and that a HECM is non-recourse. Adult children are my number one referral source. I was published in HousingWire on a $42,000 origination-fee case. More: about Jay Zayer.
If you are a Yuma homeowner, or an adult child helping one, call 760-271-8646 or Talk to Jay . The conversation is free. If a reverse mortgage is the wrong answer, I will say so.
What to Look at Next
If you are a Yuma homeowner trying to decide whether a reverse mortgage could work on your specific house, start with the numbers and the property. Run a directional estimate on the calculator , compare structures on the reverse mortgage guide , proprietary programs , Reverse Mortgage Second , and HECM for Purchase , or ask a narrower question in Ask Jay . The readiness assessment is a useful first pass before we model liens, occupancy, flood insurance, and any historic or manufactured-home questions on your address.
